Dear Mr. CMY sb,

Sorry for posting again this for the purpose of listening from Mr. CMY sb. on this issue and many thanks to Mr. Jameel for early response

Can you please give your opinion on the land in between ex air avenue Q Block and phase 8 proper which is also i think belong to eden society as depicted by DHA map of phase 8. now a days there is also a very beautiful park covered by high walls which is said to be of chaudhary Arshad of eden as i asked one of the security guard there. i am saying this as park not private farmhouse bcz if we look in google earth there is jogging track and beutiful landscaping work inside there. some people say it also belong to army. On the other side of this park there is phase 8 proper U block. is it good to hold plot on this boundary of the park or private farm house.? your input is needed please.

Mr. Habib and Shahzad sb are also requested to please give their feedback if they are aware of this area in between air avenue and phase 8 proper,and i am sure they are. thanks

Dear Sir,
I already highlighted, A Road will lead from air Avenue to DHA 8 Proper, If You see Google Images in That area, there is Outline of main round About, near Gerveyard. High tension wires will bisect this Round About and will lead to Grid at the Boundary of DHA 8 Proper and air avenue, There is 2 pockets in the way. This will lead to 80 Feet road which is passing from the Back of R Block of air avenue.This Connection will be available sooner or Later.
The Main boulevard which you are referring to can also be connected to DHA 8 Proper, the owner of that ? Farm house or resort will have to lose only few Merla. He will Love that, but If You see DHA 8 map. They dont have any planned roads on that side. So problem is with plan of DHA 8 proper. They are showing plots on the Boundary. If they Change the map then it might be possible, Before Purchase in DHA 8, I did the thorough work Up for this. I was having temptation to buy Commercial in Q Block of air avenue which was dirt cheap at time but matching map of DHA 8 with Air Avenue I dropped that.
However if DHA 8 will revise the map then all will be happy.
Can you clarify which property in air avenue you are focusing?

once again thank you very much for your detailed explanation of the issue. infact i have plot on the boundary attached with that resort in U block phase 8 proper. this resort was developed after many months of the balloting of phase 8. initailly that land was open and i did not sell my plot considering that one day this boundary will be no more in future as LRE website also showing all this area under phase * proper and DHA will take over the land to attach with air avenue main boulevard. now due to that resort boundary even plots oh DHA U block dont have enough land on their side means less than one kanal. so i just need to ask what would be the future of these plots from 164-182 U block Phase 8 proper.

Can you please advise on the Divine Gardens property whether to keep or sell it? What are its future prospects? We all know it has good location on Airport Road but without possession it is not benefitting any of the home owners.

I have 10 marla house in B-Block. I bought in September 2009 and was told by Divine management that A and B Blocks will be completed first.

I have 10 Marla house in D block and was told that possession will be in Sep 2015 (original committment was in Aug 2012).
I have cleared all my originally agreed / contracted dues but will pay 20% additional charges on possession. As per the new contractual clause, Divine management will give me rent if possession is delayed.

Work is in progress with slow speed since long.
Possession has been started in first 23 houses in E block of 5 Marla, next 60-65 house possession will be given next month. They are giving possession of a block partially. After E block, next will be D block then C block then B block and finally A block.
If you urgently need money, you may sell it at 100-110 lacs as per B block. If you can wait for end of this year, things will be more clearer to everyone. Call their office directly to get their feedback to confirm.

Dear CMY sb,
Chaudry sb, first Prayers & Dua for your Health issues. you had been a great support and advisor for overseas Pakistanis.
I have a query that I want to invest 30 million for period of 1.5 years; from your earlier posts I came to conclusion that you suggest Phase-9 proper 8 Marla commercial in this budget, I need your inputs considering 1.5 years of investment period, as I am time bound for few necessities.

1-Considering 1.5 year period Phase-9 8 Marla commercial would be realistic or not?? or I will buy in multiple projects like DHA Multan, NFC-2, DHA ph-5 etc. as advised by you to other friends.
2-Secondly if it’s realistic to invest in then after balloting how much gain one can expect in phae-9, 8 Marla commercial, just an estimated figure or percentage??
3- If you can elaborate the answer for this 30 million investment with few choices for me?

I would request other friends like Mr. Jameel or Mr shahzad to please share thoughts also, if you get time.

You could expect more gains in this time line in
DHA Lahore phase 9 proper 8-Marla commercial. Even year will be enough. Ballot or no ballot.

After Balloting price will be too much and may not be as good as buying it now. You will pay 1 to 1.5 crore more after ballot. That is my guess. I will explain it later. Will give you more choices in 3 crore in few hour. Time for launch.for me.
