Advice Needed

Hello everyone,

Kindly advise which is the best option for 27-28 lac investment:

1)- 10 marla file in Dha phase 9 extension
2)- 1 kanal file in Dha Gujranwala
3)- 10 marla file in Dha Rahbar 2
4)- Bahria Orchard

Why all prefer the proper phases of DHA than extensions? Whats the difference?

Im new to files, how safe r these files in DHA. & file means I wud b getting plot for sure?


Please your expert advice will be appreciated.

Judging by your question, I think you want to buy something and don't want to construct something for your own living?

Personally, I'd say Bahria orchard since Raiwind road is under construction. Once it is done UP,
prices will go UP in Bahria Orchard. I would not recommend option 1 as anyone ever visited DHA phase 9 in Lahore would know it is yeaaaaaaaaaaaaaaaaaaaaaaars away from reality. No idea about Gujranwala, never been there. Rahbar 1 is ready for possession, not sure about 2 but its approach is not great yet. Avoid files, they are risky, rest do your own research.

I am not well informed about Islamabad
But Few reasons
Location.
It is Not Islamabad Not Pindi, it is new Location see location on Google,
DHA valley Islamabad had worst performance when they bought Land from Bahria phase 10, a Barron land with no water and not on level [ Tila, Tibba] almost impossible to develop. More over and overlap dispute with Dadocha dam [Under planning]
However DHA Phase 1 and 2 possession area is at good price and safe it should grow once investors get interested. But again it is distant area, Not in Circle of Pindi and far away from Islamabad [28 KM from Markaz]
Average plot for Kanal in DHA Phase 2 proper is 80 to 90 Lac, which have 1000+ Houses and nicely developed

M2 is under priced and will be closer to LRR will grow more than M7
But M7 is New development and many houses under Construction with nice elevations price is about 10 Lac more than M2 [usually women Like More developed areas], If it is 25,26 in M2 it is 35,36 in M7
Have a look from Google, and then map. it wrongly Labelled [M3 on Google erath as M2] ,
M2 is near Boundary of Kiabane Ameen

Phase 7 - 2 Kanal Plots

On the map of DHA phase 7, I could not locate 2K plots. Can someone kindly advise which sectors have 2K plots and give as an example the number of any 2K plot in phase 7 DHA

Formanite housing Society

I have a plot in Formanite housing society.I have heard that they have cancelled the plot of people who didn't pay the development chargers.I have taken the procession letter before those development charges.
Kindly let me know that is my plot is cancelled?or i should pay those development charges to be owner of that land as i have also the registry of that plot also.
Please advise me what to do as this is my whole life assert.CMY saab and other experts who have faced this issue please reply me with your experience or you may know about this situation.

Dear CMY SAHIB,

I have a one kanal plot in p block (775 - non-possession) Dha Phase 7 and a 5 marla in C block (1375 - adjacent to boundary) DHA 9 Town. I dont know reasons of non- poseesion of plot while mostly plots in P block has been given possession. If you may please share. Pl advise should I sell them both, or any one of them and invest some where else. If yes, pl where? I have also two million cash available to meet the difference, if required or to invest independently following sound guidance. I am in process of making decision so grateful for kind advice.

Please dont sell your plot until you check with
DHA Lahore your plot is already relocated or not. Selling without 1st knowing if its already relocated some where else may cost you few million loss. You will get trapped in baina and on transfer desk you will get news plot was relocated long time ago. So no baina dell to sell current plot till you actually check your plot in DHA personally 1st.

If not relocated already please put in an application to request relocation. If you have some connections in DHA you could get a good plot in relocation.

Please check with Adil bhai If he can help or assist you with this relocation.

If cant relocate your plot please do sell it asap and move on.

DHA Town 8 Marla

Dear CMY and other brothers ,I am retiring from ADC ( Warehouse Officer -Arabian Drilling Company ) this year . I have 2 kids . One daughter and one son ( passed out as Second Lt . last week from PMA-132nd LC ) .
I need to make a house in DHA .
My budget allows me around 75 lacs to purchase a 8 marla plot in DHA town . Please suggest if this is good and how much increase is possible in 2 Years.

Dear Saim Ahmed,

Back in May 2013, I went to DHA 9 Shuada town. 5 marla plot was 27 and file was 17. Just see where they are now, so price wise they have appreciated quite a lot in last 2 years which is good news for DHA 9 town holders.

But on the other hand, real estate agent told me work is 75% done and it is ready for possession soon. I could see with my own eyes and laughed it off. I knew that work was far from complete, so I didn't buy it. Guess what..it has been 2 years since then and possession is not available yet. Another thing is the approach to Phase 9 Town. The 3.5 KM from LRR is a horrible approach with cows on the road and narrow broken roads.

The only viable approach at the moment can be from Askari 11 Block B/C I guess. Please visit the town and see how much construction is left and then make a decision. Do not buy without seeing the on ground plot.

It is a good buy anytime of the day as 8 marla can easily achieve 120 lacs after access/ possession is sorted. Personally, i believe it will take some time. If you are in a hurry to construct your house, find something else. If you can wait couple of years, buy without a second thought. Rest do your own research.

Lre team filled ur form 10 days earlier u did not confirm that my file is ready for ballot or not. File was bought from u in 2012.

Almost all
files were checked by last Friday . So far all files are confirmed ok to have all needed paperwork to be ballot ready. Will double check why result was not communicated to you.

Perhaps LRE team may only contact you if there was any things short. But I have to recheck with preper person 1st.
