Advise

Dear LRE Team & wise members of forum,

I have a one kanal plot in p block (non-possession) Dha Phase 7 and a 5 marla in C block (at boundary) DHA 9 Town. I dont know reasons of non- poseesion of plot while mostly plots in P block has been given possession. Pl advise should I sell them both, or any one of them and invest some where else. If yes, pl where? I have also two million cash available to meet the difference, if required or to invest independently following sound guidance.

Great Investment Opportunity - Big returns in just couple of months

Hello friends. I just finalized a deal of 1 Kanal plot in DHA phase 8 L Block which is adjacent to ex Air Avenue. This was a disputed area where development was on hold.

But now, the dispute has been resolved and DHA has started development in that area for the past 4 days.

You can go and see by yourself. Since this is a new development, most of the people are still not aware of this happening.

But dealers know what's happening and prices have risen one million per Kanal in just 4 days.

But I still believe that the prices are very attractive. So I bought a plot on a very good price. Because the seller did not know that the development has started ))
Nowhere in DHA can you get this good deal.

I also met the supervisor on site and he said that the estimated time of completion of work is 4 months.

Just wanted to share my findings with you.

L Block is situated in Ex Air Avenue.
Which L block of phase 8 you are talking about ? Where it has exact
location?

what i understand from Fahad is that..
there has been dispute how
DHA phase 8 park view will be connected to air avenue [still part of phase 8], There were couple of pockets which were preventing Road extension of air avenue to Park view , it was patch of 120 meters only I think there may had been progress to get land there.
same Road Passing Between Block R and N of air avenue may lead to DHA 8 Proper.
This is small news but may have impact on the Pocket of plots which were On L boundary.

Fahad Rehman all this land belonged to my close friend with last name starting with Bh....

90% plots here are owned by him alone for past decade. He was also largest owner of land in Parkview ext. You may have bought plot here from LRE or from other dealer from original owner with last name BH..... :)

Can you please give your opinion on the land in between ex air avenue and phase 8 proper which is also i think belong to eden society. now a days there is also a very beautiful park covered by high walls which is said to be of chaudhary Arshad of eden as i asked one of the security guard there. i am saying this as park not private farm house bcz if we look in google earth there is jogging track and beutiful landscaping work inside there. some people say it also belong to army. On the other side of this park there is phase 8 proper U block. is it good to hold plot on this boundary of the park or private farm house.? your input is needed please.

DHA 8 proper will Connect with air avenue by not Main boulevard rather a parallel 80 feet road Connecting air avenue to DHA 8 proper exactly at the point of round about, There was one pocket in the way I Hope that issue will also resolve soon. I am not aware of any Eden land in that area.
Main Boulevard can also lead to DHA 8 proper but there is bigger pocket, and more over there is no provision of DHA 8 proper Map for that purpose.

well all experts property has given their remarks about future expects relating to Air avenue which is now phase 8 but ideas become on thoughts actually some one confirm me there is again stay held by perhaps Eden Housing or else ,now again development work in adjacent of L sector has been stop ,no one can resolve the issue except court decision . the person who shows his cleverness no body is aware about now whats remarks please.

Economic boom in any industry are mostly cyclic. There was a depressing period in Lahore real estate market from . There was a boom in Lahore during 2013 and prices got doubled almost everywhere. When we will expect a next boom in Lahore?

You are very much right, we can expect good increase in real estate and defiantly in DHA-9. This phase has lot of potential to grow and good news have already start coming from every side.

Do not confuse your self with daily rates. In real estate business things do not change in day. just buy if you have funds and wait patiently. longer you wait more you will gain.

DHA phase 9 is a good option but remember that the more benefit will be in a underpriced societies where people can construct houses in a short term. I expect a next boom in 2018 just after the next general elections as that happened in 2013.

Dear Ahsan, When Boom will come you will not have to ask as before that there will be 5 years of slump, Boom is not possible without Slump. I rather see this time slow rise as indicators are good and already Boom is over which was not so intense and Mostly properties went 2X in general.

All the properties where investors ratio is more are heavily hit by Slump, More are
files, far off areas, underdeveloped areas. But developed plots and houses are hit less hard, at the same time they also grow less.
My trick is simple I enter only in a Slump time and also only in Low Priced areas where ground realities are better, the Most important for me is Land acquisition. Then by the grace of God there is not down fall may be less growth or more growth or Stagnant price for few years. I never invest by taking Loan etc. I like smooth growth than fluctuations. Assets are not to give you hypertension rather it is for peace of mind.

You don't have to wait for correction. There are other ways to make money like buy the worst house on the best street. Do it UP. Chances of loss are very low.

1.What is the price estimation on 150 FEET ROAD MAIN BOLAWARD IN NFC.
2.Where you will see the nfc price in next 2 years.
3.I have heard that there are some mortgage plots there.Please confirm this and is there any method to avoid those mortagage plots.
4.What is the price of Main commercial and where you will see its price in 2years.

150 Feet plot i am not aware But average
Location plot is available in 30 to 37, [Including development charges] 100 fee Road plots are about 10 Lac Plus, about 45 lac and 150 should be 10 lac more plus.[just an estimate]
When you make Token make clear and write on receipt, If you ask NFC society they usually tell that it is Mortgage Plot, More reliable is LDA office. Mostly plot on the Back are Mortgage. But exact numbers no one knows.
In 2010 I met their Cheif engineer, and asked question about development he said there is possibility that more charges will be levied on the members to Complete the development. i did not hear any news. Neither they send any notices to the people for any fines or cancellation of plots.
