Impact of Southern loop of ring road on Ferozpur Socities

Dear Friends/ Experts

Does this approval of Southern loop of ring road affect prices on Ferozpur road schemes such as Bahria Nasheman, Central park, Grand Avenue? Please shed some light on it

Dear Hassan Raza sahib:

I have a query for you. I was looking for a 10 marla plot in phase 7 and searched the market and contacted some sellers. The price they told me for a 10 marla plot on Avenue 14 ranges between 80 and 82. However, I have seen in your replies that whenever someone ask you to evaluate 10 marla plot on Avenue 14, you give him estimated price fixed as 72.

I am wondering what there is a difference of 1 million between your estimated price and the sellers' demand. Can you please reply and give some reason? I will appreciate.

No sir ground reality is 10 marla plots are available at ASKING or DEMAND
prices of 75 lacs from sellers but no buyers available above 72 lacs because dozens of 1 kanal plots in a very hard to sell Y block are available at 85 to 100 lacs.

10 marla plots are very few in numbers. Every one is free to ask any price but only thing count that is where you will have a buyer. Currently its hard to find any buyers above 72 lacs for most of these 10 marla Y block plots. On other hand 10 marla in DHA town plots are price higher on even smaller roads (at 90+ lacs) than DHA7


Just for example see these few plots for sale in Y block posted for many days in our list.

My comment may hurt your feeling but please take them serious to move your investment some where else. Any where else. Mostly my overseas Pakistani friends get stuck in these malls shops.


Dear brother in past 12 years I have seen the most people that purchased booked shop got least return on their investments. Most of the people got ZERO return even after a decade wait. Seen people begging to sell their shops after 5 7 10 years time but absolutely no buyers in open market. Any one who got trapped at booking is stuck for ever. He have to either rent shop at stupidly low rent or had to open his own shop or had to sell in open market at major major loss on booking
prices. Saw this happening in all new plazas in Lahore. Even larger ones like Sadiq Plaza.

In Lahore only ground floor shops in any plaza have highest prices. You are not offered any booking in them. Other floors only give you loss if you book.

Again trying to protect you and 1000s other folks here and not hurt your investment. Had to put few lines because saw too much pain for people that were trapped here and in Eden projects.

Apology from my heart if my post broke your heart. Plz dont be angry at me if you didnt like this post. Also plz note LRE dont buy sell these shops or Eden so my few words here cant benefit or give us any loss to me.

Hassan Bhai. 10-Marla plot at 14th Avenue Y-block is 75-76 Lacs, One Kanal plot at the same place is 100-Lacs as per ur assessment. Very difficult to believe. I think it should be around 110-Lacs

Respected brother Abdul Qayyum Ehsan its not fair to say "estimates are not matching with the real
prices prevailing in the market". You are not in market and Hassan is buying selling ONLY DHA 6 and 7 for last 12 years.

Abdul Qayyum Ehsan sahib we have no benefit to publicly give you wrong estimate. Uzair sahib just asked for our accurate current market price estimate. We gave a price estimate where many location are selling in market. Weather we or you like it or not there are multiple locations currently available at above prices.

Smaller size files plots are always priced higher due to very low availability. How many plots are in market of for 10 marla and how many one kanal.

May be this example will help to make things more clear. Lets forget about location. Non balloted 1 kanal DHA Lahore phase 9 one kanal price today was 57.75 lacs. In same DHA Lahore phase 9 4 files of 5 marla = 1 kanal are selling for 92 lacs. Now tell me I am giving you wrong prices for 1 kanal or giving you a wrong prices update for 5 marla files here. Numbers of availble buyer sellers make up these prices. We dont.

If you hold a DHA 7 10 marla here you could sell it and buy kanal if you think its under priced. We have many location available near above plots.

Our job is to give you a current price. We have no control over where they should be. For example people are willing to buy these 5 marla plots a lot higher than DHA 7 or even DHA 6. You may argue that is not fair but majority of 1000s people buying these plots cant be wrong. They must seeing thing better there than DHA 7 Y block.

BTW from day one of DHA 7 ballot I am saying move to a batter location from DHA7 Y block. You will find my 100s posts in past about my this request. If some one sold Y block in past he is a lot richer now investing it in P and R blocks of DHA 7 etc. Only those ignored are now big lessors even after 8 years of wait.

With due respect, i would slightly disagree with respected CMY.
As we are comparing the
prices of 10-Marla & One Kanal on 14 Avenue of Phase-7. Normally, Kanal price is 1.6 times higher than 10-Marla keeping the location same. You can put this formula at most of the places. In this way, if 10-Marla price is 72-73 Lacs then One kanal price at same location cant be lesser than 110 Lacs.
It seems as per CMY, phase-7 is bad investment and perhaps its not the part of DHA Lahore :) Even nobody wants to share any info regarding the Lahore Knowledge Park here

Yes, its true that no one talked about the impact of Lahore Knowledge Park on DHA and in particular on DHA phase 7. Lahore knowledge park topic was mentioned couple of times earlier, but no detailed discussion or comments of CMY or any other experienced person are available.

Respected CMY sahib, can we ask you to give your valuable comments on Lahore knowledge park impact on DHA as a whole and on phase 7 in particular. Thanks.

Nothing new about knowledge park since my last post about it. Govt too busy in building metrobus and roads projects because they get more votes in elections. Education is not TOP priority of CM Shehbaz sahib.

Punjab Govt wanted to build 852 acres knowledge Park. Its a 10 year plan. Punjab HEC have signed MOU with UK Turkish and Bangladesh Universities to build their campuses here. No further progress is available since last year agreement. Some land issues between DHA Punjab Govt and Sikh temple. Their was a court ruling that land to handed over to Sikh temple. Punjab Govt may have settled this land issue but news about is not made public yet.


If you have any thing new other than above info to share with u it will help us all. You may want to add a full detailed post about it.
