AoA,

I have a 1 Kanal plot at UET phase 2 (Kala Shah Kaku). I am not seeing much data around this. So can someone help me evaluating this and update on what will be the potential in future for retaining that plot?

Is it true DHA offers plot/file on installments nowadays?

Somebody said it was in news few days back.

If yes then in which phase n where detail of this I can found/see?
In ur point of view its good or a long time investment ?

I waited for other to help assist you. since no one answered yet I had to put these few lines here that may help you. Other friends are request to guide you as well.

Some times
DHA Lahore offers plots on installment to generate lot of funds. Its is not guaranteed if they will offer any plots or 1000s of new plots in installments in DHA Lahore phase 9 coming ballot.

It is advised that you start saving funds to enter in lottery of these installments plots just in case they are made available.

You will need about 10% to 20% as advance and have to pay RS 5000 to Rs Rs 10000 for non refundable money with application. If you dont get a plot in draw you get 100% refund of of your money within 90 days of ballot.

You should keep a close eye on this webpage. We will insha Allah update you IF and when next application are asked.

This lottery of installment plots is held on major ballot events. Next ballot is due for DHA Lahore phase 9. We dont have any official time when ballot for DHA Lahore phase 9 will be held. It could be in a month or it could take few years. We dont have any sure way to tell you exact time of next ballot and draw of this lottery installment plots. Normally in these installments plots prices are a lot higher then current prices because other than 10 % to 20% advance payment rest of the amount is due in 3 years in installments. Since no free lunches in Pakistan too you must pay interest or call it premium to make it halal if that suits you for money that you are going to pay to DHA in installment.

This is all I knew about these installments plots. I wont encourage or discourage you to book these plots. Other friends here will help you with that decision

Yasir, i would have answered Your question, i tell you previous record

In DHA 6 No Plots offered,
In DHA 7 Plots were Offered at Just 1/5th Of Market Price [only development charges] to only few people, It was a lottery and few were benefited I will not Comment that this lottery was fair or not but i lost only 5000 so no regrets.

in 2010 Phase 8, they offered huge amount of plots to Public at 55 Lac each, at time of ballot of file holders, at that time it was at par of market rate, 80 to 90% People who applied got Plot, and Now you can see in 5 years they are 3X ir 150 lac

In 2015 Inshallah Ballot will be done. We cant be sure but DHA should offer Plots in Public, The people are estimating that rate will be 85 lac per Kanal, As Market is Not as depressed as Compared to 2010 time then I Think Only 40 to 50% people will get the plot. Because there is heavy booking from gulf.
If its offered, you will get good one Month time to apply as it will be properly advertised, and usually they ask 10% to 20% as Token money and rest in installments,
In case of being Unsuccessful you get your money back in one or 2 months and you lose only processing fees which is just 5000 to 10,000.
It is Notable that in DHA phase 8 Z Block which was quite big block they did not offer plots to public [only to file Holders and army people].

My question to CMY,
Does DHA sell some of These Plots in "Property exchange office" I know they sell some plots directly the rates are Much more than open Market

Jameel bhai in past DHA did sell some good deal plots to only 4 or 5 favorite linked dealers.

Lots of protest from DHA dealers association put and end to this practice few years back.

LDA Avenue 1

Dear Experts,specially Mr.Jameel
Please evaluate the plot 172 F Block 120 feet road 1 Kanal in LDA Avenue 1.I am planning to purchase the land in LDA as procession is available there.I am planning to buy a plot for commercial sort of activity.Do you suggest upper portion of 150 feet road have margin in price rise (i mean 150 feet road).
Please let me know.
1.Is this the good time to invest in LDA Avenue 1.
2.Where you will see its price in Next 2 years.
3.Any other location in Lda avenue,where price is low these days in term of commercial type plot.
4.Any other society you want to suggest.

The Fate of LDA avenue 1 will not be different than Johar Town, I am not very much updated about
prices which vary a lot as there is huge gap between bid and offer. especially good Location plots.
as per recent survey prices have decreased about 20 to 25% in Last one year so be very careful in dealing.
Prices are expected to come more low in coming few months.
Eventually there will be gain, It i will be populated slowly just see the the example of Jubilee Town, handed over more than 10 ys back and Mohlanwal scheme even earlier.

Bottom line is it is Long term investment which will take time to grow and eventually it will be hot like johar town. at Current price There is Not much attraction for me but if average 10 merla will fall to 22 Lac level I will buy.

I don't think so that
prices will come so much down like 22 for 10 marla.I have visited many dealers and the price difference vary from 2 to 3 lac but not much more than that.If we compare surrounding societies which are developed like Azmir prices are still 30 to 40 % much more than that which means that there is cuisine of increment in that.Right now prices are low so thats why i want to invest in this society.
Any other society you would like to recommend and price estimation of that.

Main Roads (150/120 ft) of all LDA schemes doing excellent commercial business & generating best return on capital for example Allama Iqbal Town, Johar Town etc.

LDA Avenue is quiet under value at the movement, particularly main road considering their future commercial prospects. where we can get 20 marla developed commercial plot at 12 to 20 millions.

Fair value of F-172 in my opinion is around m

I was also surprised but there some 10 Merla plot in market in 20s, I believe they will be bad Locations but with possession.
I am sure we can find average Location plot in 30 to 33 Now.
One of my friend bought in J Block 15 Months back in 55 Lac, Good but not exceptional location, now in My Last visit I could Find Many Plots of Kanal in 55 to 60 range.
I am in touch with dealer and he is Confirming Plots in 33,34 in average Location. My Only issue with LDA is one Month transfer time and chances of Qabza,
You cant compare it with Izmir which is properly regulated society. However once Populated its
prices may be better than izmir.

prices,if so then please let me know the prices which you have confirmed from dealer against different plot nos and also please tell me some honest dealer who can provide me real picture.
Confirm plot in M block plot no 792,one of dealer were demanding 47 against this plot.Can this be the fair price?
Also please confirm me the price with plot no on 120 feet road in-front of commercial F block,if you have any contact with honest dealer.Please verify.

I cant promote any other dealers as terms of posting here. M792 facing Kanal Corner, may be a bit bigger than 10 Merla, Direct access from main road. this plot have very good features. In 42 to 43 is not bad deal in current market, Similar Plot was 50 Last year. As there is tendency of making Duplex in LDA area so such plots are available at premium.
However I normally Look for plots with average features which are available at abundance so better bargain is possible.

Sorry i am asking many question from you because i am salaried person and my whole life earning depend on this so thats why i am little bit more conscious.

1.Which one is better
location 120 feet road plot (ON MAIN Commercial road) for commercial point of view.
2.Upper 150 feet road in front of G and D block.

How much price difference in both of these location plot.

Prices are in similar range for 150 & 120 road, with some edge for 120 Mkt plots.

In the long run both 120 & 150 are good but looking at other LDA schemes plots in front of Main markets always performed great, example are Moon market A.I.T and G-1 Market Johar Town (avg prices in these areas for 1 kanal plot is around 12 to 15 crore)

Prices Fluctuations

Prices which is Just a game of Supply and demand is highly dependent on Supply as there is Constant buying at a certain rate all the time. A bit over supply drops the prices. There are few landmarks when huge supply hits the market,

1 When a new Phase is Launched::: Goto recently Launched Phase 8 Z Block the prices were very Low Almost 40% of Today price and Not long Back. At the time when DHA 8 Proper had already recovered.

2. Soon after Ballot: Many investors are holding their property till they get Maximum return, These usually make investment till ballot is there, some sell soon before ballot[if they are satisfied] some wait till ballot. post ballot prices dipped in DHA 7 and 8 and we will see may be it will happen in IVY Green as well, This is transient selling pressure and soon prices recover.

3 Soon after possession:: again investors rush the Market to sell.Transiently price got depressed as we see today in DHA phase 7 and LDA avenue 1 Today. That phase is also eventually over the and price recovers.

If as per mian in Phase 9 new files are issued against land then soon you will see may little more drop in prices. But as I told there is Constant Slow buying the prices will recover soon.

I don't know if really there is marginal trading of Files as transfer charges are so high that marginal trading does not look possible. So i don't blame big Gamers for all price fluctuations.

LRE Team,

I had bought BT Phase 9 Islamabad file (10 marla) in 2008. I have paid all the instalments. I went Pakistan last year and was told that nothing has been done in Phase 9. What should I do with this file, keep it or sell it.

I think Phase 9 is a dead investment

My father had a file, He later on converted it to Phase 8 by paying some extra 3 lakh
