Brotherly advise required - DHA Town Ph9

Salaam CMY Sahib and brothers,

Hope, my message finds all brothers in good health.

I recently migrated abroad and want to bring my family here too, but I don't have enough funds to cover initial expenses (tickets + rent + furnishings etc.).
I own one 05 marla plot D-1914 DHA Town Ph9. Can you please advise if the time is right to sell at reasonable price. I am not an investor.

Also, can my father sell it on my behalf, he holds all original documents. If not, then how can I give him authority to sell. Will I need to be present in person to give him authority to sell later in my absence.

Also, if the price is agreed then how many days the transfer may take for which seller should be in Pakistan.

I'll be really grateful for all brotherly opinions.

Sam bhai its my brotherly advise you should keep this plot till posession.its expected soon in two months.price jump of 5 6 lakh is expected.

Due to many new small plots coming in market for Town and Proper after ballot this plots may not gain fast enough in future. Sell right after possession as possession will give you more money. Dont wait too long till DHA9 plots get intimation letters.


If NDC applied and deal locked before you travel you need 2 days. sell must come to DHA in person to transfer property in
DHA Lahore Pakistan

If you can hold, then please don't sell it and wait for atleast 2-3 months. You will benefit a lot as brother Haadi has mentioned.

Dear sir can u give me some information about khayaban e amin .can u plz tell me about the future of this society?I be one plot over there in A-1 block.someone says that this is not good society bcz it has some conflicts with LDA n also its near drain that's its future is not so good but someone says that ring road will construct near this society n also defence road link it that's y its future is bright.I'm confused.kindly guide me about it.should I keep this plot or should sale it out?bcz now a days its going minus so much down in market.waiting for Ur response.

i told you before..if you can move from A-1 block to M or L block then move...the
location of A-1 block not good..
otherwise i think society has no issue...the only they have with LDA is that ring road is passing through the area where they have made real estates offices..

This society is already approved by LDA. You can check at LDA website. Mr. Sahir is doing great job in proving low costs houses/plots to people who have very limitted budget. Its indeed a beautifully developed society.

They had only conflict with LDA on commercial broadway which is also settled now.

Dear Brother

Bahria town has sold more
files than actual plots they have in this sector, now their dealers are purchasing back non-pocession files which were over-sold. And you can see it is 11 lac below the paid instalments. However, people who got pocession in F sector as per 1st ballot, they are demanding 70-75 lacs. So as far as current price of your file is concerned, it will be recovered as soon as ballot happens. No need to worry just hold files and wait.

Please ,,,dont take ill of my comments but answer these questions::
1)How many
files MR booked in BT Ph 9 pindi back in 2003-4,,,many thousands,,,till today not a single plot has been handed over to any one.Why...
2)How many thousand plots he booked in Bahria Sec C in lahore,,,,and how many blocks were developed and handed over to buyers,,,,much less than even half..
3)Why he does that merger files drama...because he always overbooks but has less land,,,so asks few dealers to team up,,,sink the market and buy back at dirt cheap rate.
4)I got my few files refunded since I was sure he will not develop ph 9,,,BT deducted 20 % of my actual money,,,and gave me a chq of 6 months waiting period.
5)Ask the fate of those people who booked comm plots at Business Pindi,,,,,5 marla for 5 crores,,,,doesnt sell even for half,,,,,,
6)What a master of deceit and fraud,,,who prefers buying Judges than hiring a Lawyer...
7)where is his DHA valley Pindi?

thanks CMY Bhai,Saim Bhai,Advisor Bhai and Rahza Bhai for commenting.We all friends are disturbed as we did huge investments in Bahria,we purchased 5 Civic Commercial
files on 10 Lac plus rate ie 50 lac down payment and 10 lac on,and then after 6 months we sold in 30 lacs per file almost,so we lost almost 50% of our money just within 6 months,now we are in fear to loose more money in this Sector F files.And when i see Malik Riaz ads as Robin Hood of this nation i get mad.He is the worst person in this nation and still people like us follow him.

Arshad bhai next time becareful in future.do your own homework.these dealers in bahria have their own interests.for us common people it doesn't make any sense we bought expesive commercials where there is no life.even main boulevard sector c
prices are artificiality increased by these so called dealers.end user always suffer.always go for on ground plot.these files business is very risky and not for ordinary people especially those people who earned very hard and put their savings on stake.
In my humble opinion dont sell your kanal files just wait for couple of months it will go up and put pressure on bahria staff and call daily and ask about balloting.
Your patience is required.soon you will be in profit by next year INSH ALLAH

phase 9 membership fee

i bought an affidavet ..recieved the allocation but have not yet paid the membership fee .

will my file be included in the ballot or do i need to pay the membership fee as well right now.kindy help me brothers

there is a noise of ballot since 2012 every qurterly but no ballot so i think i cannot see phase 9 ballot before 2025. so be calm and wait

As per CMY comment in past days, if you have allocation letter in case of affidavit file purchase issued before 1st may, it will be included in ballot even if you didn't pay membership fee.

economy is somewhat relaxed due to lower oil
prices. about 70% reduction in oil cost has given some relief to economy.. and there is no part of govt in this.
