Phase 9 Lahore

Dear Choudry Mujahid Yasin,
First of All i pray & wish for yours health.
Still i remember our meeting held in yours Lahore office 2009 (with a cup of tea), and yours strong arguments sport to purchase phase 9 Res file @ 15 Lac.
I miss the train and investment with another LDA scheme after five year I loss my capital value (Inflation).
But now i am with you that Phase 9 Lahore Commercial 8 MB file are hot cake like phase 6 MB now a days. Its prices and location are at main MB 150 Fit Road.
What are your suggestion for prices after Ballot for 8 Marla Commercial plot? What are yours views about its value after three to five years time frame? when its position will hand over?

Question..if some one exit from 5M at 24.50 just before ballot by thinking he will added 6 lac more and go far multan file. is it correct decision for one year investment or he should retain 5M file for one year after ballot?????? Mr CMY or anyone response plz

First thing is first do ISTIKHARA and meet personally with CMY. Since you are talking about high value investment.
Secondly no one lose money everyone is getting own fate. The third thing keep lesson learned as your own asset.

Khalid Mehmood not many people can ever understand why in DHA phase 3 a best located 8 Marla commercial plots constructed plazas are selling for 12 to 15 crore in
DHA Lahore phase 3 Y block the most sought after place right now with fully populated for years BUUUUUUUUUUUUT why people pay more for DHA Lahore phase6 half the size 4 marla commercial constructed plaza that just got possession only 7 years ago is selling nearly 10 crore with less than 30 % populated area.

Same thing will Insha Allah happen for 4 marla commercials in DHA9 when that is ready for possession. Its 4 marla will be same priced as DHA6 are today. At that time and day DHA9 will be most modern phase with latest housed and neat and clean wide boulevards and modern design plazas suitable for that time. It may take 5 years or it may take 10 years but one day both DHA6 commercial of 4 marla will have same price. You could count what will be price of DHA6 commercial in 10 years that will be same price of DHA9 commercial on same day.

I will leave it to imagination of readers what will be price of 8 marla commercial plots than after 5 ot 7 or 10 years because they are double the size of DHA6 4 marla plots and also on same size or even larger road. 4 marla not good for any multi national any bank any restaurant any shoe store any estate office any clothing outlet any super store backery etc BECAUSE you have to provide big entry door w space for stairs and lift. What is left on ground floor after these three ? Nothig. You cant even put three desks w chairs in that small space. In Lahore only ground floor does the business and 8 marla size is most suitable for any kind of business on ground floor.

Multi national and Banks ONLY go for large ground floors of at least 8 Marla size. They hate 4 marla size. DHA made huge mistake by making all 4-Marla commercial plots one main boulevard on DHA6. Tried to correct it in N Block DHA6 but wont be able to match 3 Kilometer long main boulevard market of 8 marla plaza. One side DHA10 other side DHA6-7 Other Side Ferozpur road last side DHA5 to be served by DHA9 4 and 8 Marla commercials.

Cant wait to see the map of DHA9 Prism. Too many friends here bought these 8 Marla commercials from me at 255 in last year lacs to lest weak at 324 lacs. Today its 345 lacs. Cant wait to see opening price of DHA9 Prism commercial of 4 Marla to 8 marla. I wont let any one of my friends/clients sell any of them before 5 years minimum for sure. BTW one they will be rising at fastest speed why would any one sell if dont have better option than that.

If any one have as secure as high returning I want to know it.

Time to sleep. All emails sent for ballot ready other than today form submissions. I haven't even checked rates today. I will check them on Monday :) Before that they have no meaning for me.

Grand Avenue Development in Full swing & investment Opportunity

Dear Respected Forum Members

Development work in Grand Avenues is in full swing and the news is that they will give possession in August 2015 for 1 kanal plots in block A(Confirmed from their office).

It is a least discussed scheme at a very strategic location next to Bahria Nasheman on main road and prices are low in the market. It is approved now from TMA and not included in LDA illegal list anymore.

I request forum members to discuss the investment options in Grand Avenue. I have spoken to few dealers and they said that now the prospects are good and prices will increase sharply within a year once they give possession in A block.

Dear Ahsan, I am also having plots in Grand Avenue and regularly keep an eye on development status. although there is on going development for Block A , but what about block B and especially 10 marla plots. further more for your information if u visit WWW.lda.gop.pk, there u will find that grand avenue still in not cleared list by LDA

They are working on Block B as well and did some changes in Map too to offer new 5 Marla cutting in B block by reducing commercial plots. The illegal list of LDA which identifies Illegal societies in Nishtar town domain on Ferozpur road does not contain "Grand Avenue" They got approval from TMA in 2012 July. They are advertising in newspapers and if the society is illegal it is not possible now to advertise (As far as I know). They have submitted all their paper work to LDA after approval from TMA (you can get confirmation by calling them)

I have spoken to many dealers and found that the issues has been resolved. It is a small society with only two blocks (A& B) and INSHALLAH very soon the
prices will improve. They are doing marketing in newspapers and attempting to lift its appearance by doing extensive plantation and green belts.

In sum, the situation has changed and it is changing in a positive direction. You can see on ground development and construction of houses. Many dealers opened their offices in Grand Avenue and trade is happening.

I was thinking to sell my 2 plots but after observing ground reality and prices in the surroundings such as Bahria Nasheman( 5 marls 25-28).I have changed my mind and don't want to sell now. I am positive that it will pick up soon and give good gains INSHALLAH.

Thanks for your valuable input. I totally agree with you that based upon ground realities it is highly underpriced and quality of development is excellent.

Kindly, please advise us what is your anticipated price of I kanal in Grand Avenue & central Park after three years (currently 30& 40 lac respectively). Your insight and deep analysis help us to make some right investment decisions.

inshallha will catch 52, 53 in resale Market till that time. i.e 22 Lac gain from this point . When few houses will be there the difference with Central Park will finish.

I am looking for a good investment opportunity. And I want to stay within DHA property investment.
Under current market conditions:

1. What is a good phase to invest in, starting with 5 to 10 marla land size? And something that you don't have to hold for eternity.

2. Someone told me that Phase 8, 10 Marla is a good investment as the price will go to 1.25 Crore if it is held for 1 to 1.5 years period. Please advise.

3. What is a good way to find out about charges, taxes etc. that we have to pay to DHA. So that total figure of purchase including price of land plus extra charges can a estimated.

4. Is there any tax called CVT tax while purchasing property and is 5 marla exempt from it?

5. There is no price history of any plot of file that is there out in the market. How do we know that we are not buying land at inflated price? Without know the price history it is difficult to determine the real value of land.

What are the prospects of plot nos. V-1236 to V-1256, PH. 8 being converted to commercial plots some day, just like what happened in Gulberg? What is the current price range of these plots?

20% Gain and it is too Good to me, Dont get panic about their maintenance charges it is 30,000 per year 2500 per Month ??
After 40 months your investment can give you 30 to 40 Lac almost one Lac Per Month, Hold It and Again not get fooled by Daily changing rates, it is sign of unstablity or High Speculation.

A Jan 2007 Plot , 27 Lac earning for me 60,000 per months from 1st day

B August 2008 Plot 33 Lac, Earing for me 90,000 Lac per Month from 1st day

c August 2008 Plot 20 Lac earning 45,000 for Me till Today.

D June 2010 House 70 Lac earning for me 1.3 Lac per Month, i never rented Current rent 50 Possible

E March 2011 Plot [ was best Timing in Cycle] 34.5 Lac gaining 140,000 per Month till date

F Plot 33 Lac March 2014, got 1 Lac Gain per Month till date

Now i am seeing for some time price may be stuck But i have No worry, I never invested all I have I never took Loan for Investment.

I have one Bad location I Kanal plot in phase 8. V-1216. Infort of graveyard. I will wait and hold until possession of phase 8. Maybe I get little more profit. I am in USA I cannot travel this time
I bought a fife in 30 lac and paid 9k development charges.
I would like to move in ph 9 better locations.
Pls tell me when you get chance. What is the plot value right now
and what will be after possession ?
Better to move right away after ph 9 ballot or wait the ph 8 V block possession. ?

Karamat Bhai u have a very valid question which warrants answer from a real estate GURU . I think many people including myself are wait for the right time to abandon Ph8 and make entry in Ph 9; However timings matter alot in our case
