Dear LRE Staff,

Can i know what is going on in phase 7 commercial? i saw some adds with pocession plots and some file. if there are plots then why files also exists? pls explain. I will also appreciate if you advice me also from investment side, which one is better for 4-6 year time.

Dear Mr.Ahmad,
DHA has allotted commercial plots in CCA-1 and CCA-4 uptill now. other CCA-2 & CCA-3 balloting is due in future. thats why commercial
files are available in the market for sale. Possession in also due in CCA-1 and CCA-4. CCA-1 is developed, CCA-4 is in developing . IF you have plan to invest for 5 to 6 years DHA Phase 9 is best choice for maximum return. for short term you can consider

1) DHA Phase 7 Commercial file
2) DHA Commercial broadway

My sweet brother who is in the favor of phase 7 commercial, I would like to say one thing that the price reflects the true worth. Phase 7 commercial is less than phase 9 commercial and phase 8 commercial.

Time has proved that phase 7 is the worst phase of all phases of
dha lahore. A crow is born with black colour and it can never become white coloured, no matter if some people think its white.

People said the same bad things about phase-5 twelve years ago, now those people wish to live in Phase-5.
Just wait for few years and then u would see Phase-7. Price is not the reflector of real worth of land, its just reflect people's trend and trend can be changed anytime with any announcement or development.

Agreed, price is also very important indicator and i'm concerned in percentage returns, which would be highest in Phase 7 commercial case than anyone else. Actually, this is value investing; in layman terms buying suzuki for the price of motor cycle rather than buying mercedes for the price of jaguar.

Anyway, i had given reasons for my belief and you could disagree MS. In fact, it is only with different opinions that one learns, regards.

At the moment price of phase 9 commercial is high only because of satta investor. If wet talk about reality phase 9 commercial is 8-10 years behind phase 7 commercial. The facts are that commercial means where you can do commercial activities. It does not mean you play satta with
prices. Jus for example if one wanted to start building commercial plaza where he can do it first , in phase 9 or phase7. ?
So the difference will be between serious buyers and just to use your holding power which is not a real business but rather a game of big fishes.

DHA broadway 4 marla file, or Ph 7 plot 4 marla. But if you could wait longer then Ph 9 commercial is the best option.

Many houses are being constructed. I visited phase 7 around 10 days back and was surprised to see 2 new houses in T block which is like end of phase 7.

I don't have much info about other blocks of Phase-7 but 4-houses are under construction in R-Block. Its live able and located in between Phase-6 M & N Blocks. It looks like part of Phase-6.

In 9 million, DHA phase 7 is the BEST option if you want to construct right away.

P, Q, R, S, T, U, V, W blocks have possession. X, Y, Z does not have possession as yet. They will get possession within 2015 hopefully

I would advise you DHA Air Avenue. Price is still good and ready to build house. After few months it's also going very high as many houses already there.

location is very nice. Opposit to airport but not in direction of runway. I know many businessmen from Karachi moving there. But my vote not with that phase. Ph7 is best

Air avenue is very good
location wise but development wise and for future gains too, phase 7 is a much better option. I would rather travel 10 extra minutes for proper DHA.
