FBR

If a buyer has paid FBR but don't pay final payment by the due date than what about the agreement. As per agreement biyana will be forfeited but heard that there is some legal problem if he paid fbr or transfer fee

What are current rates of ph-9
files ? any one can share ?

Info replied on Wednesday, February 4, 2015 07:50 PM PST

same 54 lacs

Murad replied on Wednesday, February 4, 2015 10:20 PM PST

Phase 9 is coming down soon to 40 again. Investors have sold their most of
files around 52/53 for 1 k. Buyer is now totally unwilling to buy at 44. This is the tactics of investors to check the market's buying power and demand. Now investors will show a sorry figure to the bulk sellers. the rates will certainly be down in next week. would touch 42/43 and the same game of big investors will start again.

Development charges?

What are you thoughts and would that be good idea we sell Phase 9 file (1 Kanal) just a day/week before balloting at its peak price considering if we get worst located Plot and decided or need money to sell it after ballotting, we have to pay or clear outstanding charges which is 15 to 20 Lac development charges in one go before we can sell it?

Whereas if we sell the file before ballot at its peak price, we don't have to worry for paying development charges in one go or to expect worst located plot?

Is that correct, we have to pay full amount of development charges after day one of ballotted plot whereas if we want to keep the balloted plot, we will pay development charges in quarterly installment in up to three years?

Thanks.

ZRZ replied on Wednesday, February 4, 2015 05:38 PM PST

trust and don't think too much May be You will have a good plot and if not you will not blame your self but consider there was not much for in this deal.

Aslam replied on Wednesday, February 4, 2015 05:44 PM PST

You have to pay development charges in quarterly installments of three year after balloting. Refer
location of the plot, its your luck. Location can be good & can be bad as well.

Dear LRE please cleriy
thanks

Thanks PK and Aslam,

My 2nd question is still unanswered that if we want to sell our Balloted plot after 1 or more days of balloting, do we have to pay full payment of development charges e.g. 15 Lac.
Considering if current price of DHA Phase 9 One Kanal file is 54 Lac and rate/price of ballotted plot of Phase9 One Kanal would be 65 Lac, then we will get only 50 lac? which means we will get 50 Lacs instead of 54 Lac which was price before Ballot? Its just my thought and could be correct.

That's why I asked in above post, do we have to pay development charges in full if we decide to sell the balloted plot after one day or more of Ballotting?

Thanks.

chaudry replied on Wednesday, February 4, 2015 06:20 PM PST

yes u will have to pay in one go all the instalmentsif u sell the plot after balloting
