Property Investment Cycles

Price hike and slump comes in cycles. During my observation in each cycle DHA gets approx 3X. The cycles are 6 to 7 years apart, In 2002 DHA 6 was 16 but in 2004 it was 80 [File], in 2008 average plot was 55 [including development Charges of 6 Lac] in 2009 even lower after possession.
DHA 8 file peaked aground 90 in 2005 but after 5 years average Plot was 50 to 55 Lac,
So Timing is Important, if you chose bad time, in 10 years you will earn 3X if you chose good time you may get 9X.

DHA 7 file peaked at 70 lacs in early 2005 and later the plots sold for as low as 27 lacs including development charges in 2009.

It is 3 times already, it may go as much as 4x as history shows but then the market will go into hybernation for a few years I agree.

The cycle of price appreciation is like Pass the Parcel game and this play gets played between

“Cash, Technology and Property”

This cycle takes approximately 10 years to complete.
One need to catch the cycle at the right time i.e when it is going to take place instead off stepping in when it is gone or switched over. It is like reaching at railway station where train has just left and you have no option but to wait for the next train.

So is the case in which brother Jameel (68730 ) has very much rightly calculated 3 to 9 time gain in property investment per cycle.

There are many hidden factors and it is not easy to predict right time of investment. Apart from taking advice from expertise you need blessing from Allah swt as well. Infect it is ALLAH swt who control guide and mould the situation refinisher for someone.
Otherwise Brainy and beautiful people would have been ruling always and fools and foolish would have got crushed. Those who are not blessed enough but hold their nervous also get rewarded for showing their faith and patients.

I am not claiming myself an expert but very much thankful that I am blessed. It is my gut feeling and I think time of real estate is approaching, Further I am very much sure it is an ideal time of investment in DHA-9.

This kind of analysis can be done on post fact basis when you don't know the next. I agree with Jameel that timing is very important but it is very difficult for all the investors to select the good time of investment it all depends upon your luck, otherwise everyone would have making money.

Dear LRE Team / Property Experts,

I posted under-mentioned query few days back but didn't get desired response / guidance. I am re-posting same question; hope I will get better response from learned friends this time around . . .

I have a 1K plot in DHA phase 8 sector U. Its price is stagnant since quite some time. Which of the following options should I adopt in order to gain maximum benefit within next 1 year time:-

a. Sell off this plot and invest in 4 Marla commercial file in phase 9.

b. Buy a 1K possession plot in phase 7 and a 5 M plot in Phase 9 Town.

c. Buy two 5 Marla plots in phase 5.

d. Buy a 5 Marla plot in a developed phase and construct a house for selling purpose.

Any valuable advice will be highly appreciated.

1): DHA 8, Ex Parkview
files.
2): DHA 8 proper file + Phase 9 (5 or 10 marla file)
3): Commercial broadway phase 8

DHA Phase 8 is jewel.. The
prices gained in Nov Dec last year 2014.
Just wait until possession and you will get a big reward Inshallah.
I understood that Phase 8 is underprice now but there is good potential in coming months/years. Regardles of all above, please note my comments point by point against your options.
a : Phase 9 commercial is good investment , if you can make some more budget then go for commercial broadway.
B: If you want to build house soon then buy in phase 7 otherwise I will not suggest.
C: Phase 5 is already high priced, I blv u will get 5 marla plot in 70 plus lax.
D: It might be good option but u need to invest more time in building , material purchase and supervision.

Phase 9 and 7 is not that good location compare to phase 8..

What should i do i live in america and plan to stay here what is my best choice. And also how much would be the rent per month. Its on the backside of a main road.
