As per my observation DHA 9 price after balloting will be 85 to 100 Lac minimum, depends on plot
location also. All investors move now from Bahria town to DHA. bahria Karachi prices going down day by day due to Political crisis in Karachi.

DHA-9 the most rewarding Purchase

DHA-9 “Worth buying or Not “

In response to my previous post few friends commented that DHA-9 is a long term investment and perhaps DHA-9 will be liveable in 2025.

Let us assume they are right but can they tell what will be the price in 2025.
For that you need to memorize price of a plot in DHA phase 5,6,7 or 8 ten years ago. For example DHA-6 was 16 lacs in 2002 and today an average plot in DHA-6 is 170+

As per my calculation and memory an average plot of DHA gets appreciated 10 times in ten years. With this same ratio if DHA-9 is 51 lacs today and it will be 500 lacs in year 2025.

Now if you pay 500 lacs in 2025 it will same as you are paying 50 lacs today. But how sure you are that you will earn and save this much money to pay in 2025.

You will agree people made more money from their investment then they actually earning. Real estate investment is more entertaining if you buy in time. You will never lose if you have time.

I am convinced and will suggest you again to buy in DHA-9 if you have funds

you are right mr RZ, provided if one can afford to pay for a file today....
However i would go for nearing possession plots and gain capital in small hopps frequently with sure
location of plot isntead of investing huge sums and waiting for ballotting for years.
The rate at which you bought was cheap..but 51.25 buying and waiting with fingures crossed is questionable?

phase 9 was announced 10 years back , has it appreciated 10 times since than?
phase 8 appreciated 10 times in last 10 years?
Phase 7 appreciated 10 times in last 10 years?

Price hike and slump comes in cycles. During my observation in each cycle DHA gets approx 3X. The cycles are 6 to 7 years apart, In 2002 DHA 6 was 16 but in 2004 it was 80 [File], in 2008 average plot was 55 [including development Charges of 6 Lac] in 2009 even lower after possession.
DHA 8 file peaked aground 90 in 2005 but after 5 years average Plot was 50 to 55 Lac,
So Timing is Important, if you chose bad time, in 10 years you will earn 3X if you chose good time you may get 9X.

Can you evaluate Plot no....near 1003 Sector S ..Phase 7 .DHA Lahore
Pl also evaluate its price after Six to seven months and after one and half year or so...
Is it advisable to sell the plot now .....if not now than when....
