Friends share your thoughts about phase 9 4 marla commercial file as well where do you see it after 3 years?

Is this right time and right decision to invest in Fazaia Housing Scheme Gujranwala ?

some people said balloting is schedule to be done in 2nd week of Feb 2015 (next month) and Fazaia will close booking on 31 Jan 2015 and then will open it once again after balloting. Definitely after balloting plot price will increase by society and brokers both.

Some people also said balloting will be done for only SECTOR - A and location of sector-A will not be near main entrance of society

More importantly a guy said no solid construction has been done on society location from last 4 months so its not 3 year program its 13 years program if it go on same speed.


Is this all information true ?
and what about if someone now want to book a plot then should be pay all installments amount along booking amount to get enter in balloting ?

today I visited phase 7 there is only two houses are under construction in R block. rest of phase was literally haunting even at day time. balloting of phase 7 was held in 2007 still there is no visible sigh of life there. ii wonder how many years would phase 9 require to get our house being constructed there? may be in 2022 or even more?

@ Guess ... live able phases are way expensive and not affordable. DHA-9 is best buy and certainly not for those who wanted to live instantly but the best for future living and best return.

Living is depend on
location and the location of PH-9 is for better than 6&7. Once the balloting happened then the life will start immediately after development.

Mian sb - Phase 9 is ideal for investment ONLY. Note that phase 2 is only 3% constructed yet and phase 7 will take atleast 5 years to get where phase 6 is today. By those standards, phase 9 (if balloted now) will take about 10-12 years to be even considering constructing i.e.

For information of all brothers and sisters who are interested in the
DHA Lahore , I would just mention how the earlier phases evolved over the past 15 years :

Phase 5 ballot in Oct./Nov. 2000
Phase 6 ballot in May 2003
Phase 7 ballot in May 2006
phase 8 ballot in April 2010

The present status of all the above phases is known to everyone.

DHA-9 Is like a seed certainly it will take time to grow and bring you fruit. If you wanted to construct house and wanted to live straight way buy is phase 3 4 and 5 (currently priced as high as 2.75 Crore per Kanal), and if some one wanted to buy DHA-9 in 2025 best of luck for him (imagine the price of DHA-9 in 2025).

There is no debate of quick construction in DHA-9 but it is the lowest price of DHA-9 which is appealing and worth buying.

Phase 9 is the only DHA phase which has taken more than 10 years before ballot, and still counting. Its not only the time frame but also uncertainty associated with it. One might get a bad
location plot which would be difficult to get rid of. Despite this I believe its still a good investment, but we should not be over enthusiastic.

Fore sure, DHA 9 is fruitful plant both for short and long term. But keep in mind that DHA Ballot price also need to be included. It will set a price for the file as such now its without development charges.

DHA8 was offered @ 55 lac including development charges.

Hopefully if DHA offer one Kanal @ 75 then realistic price for the file should be 57 lac + 18 lac development charges.

Currently, it is really under priced.

The new era is all about planning and taking action in time. If you plan in time it will cost you less.
For example if you book your aeroplane train or bus or ticket well before time you will cost you less otherwise tickets remain available but keep getting high in rates.

So is the case of DHA-9 right now.

Plot are still available DHA phase -3,4,5,6,7,8 but have reached on very high rates. DHA-9 will also be similarly high one day and it is all matter of time.
People having money can any time the like but those who have limited fuds should organize and plan themselves well enough. I know hundreds of people are living in developed and posh phases not having too much of money but they plan and acted in time and purchased there plot well in time and in very lower rate.

There are people who purchased DHA-9 at as low as 14:60 and there are some continuously writing and discouraging not to buy and price will reverse again.

Every day rates are telling its own that it is already gone of range from some hands and soon it will be way out from many more. You are in needing buy now. Rivers get dried but never flow the other way round so are the price of real estate. Thinking of saving few bucks can cost you a lot or you may totally miss it.

DHA-9 was 49lack on the 1st of January 2015 and it is 50.85 lack in just 25 days.
I do not own DHA-9 neither wanted to sale my files even if it is 100lac today because I bought it for my sweet home. If Allah swt blesse me with more money I will construct both of them otherwise will sale one to construct 2nd. If price of phase 6,7 and 8 is close to the cost of construction of 1k plot I hope DHA-9 will also be one day.

I am very much satisfied that one day I will be having at least one 1k home in Defence Housing Authority purchased at as low price as 2x 14.65/file.

I cannot buy it any more right now but I feel happy to advise someone else like me take the advantage if he has funds and looking for home or investment.

This is written whole heartily and no liability what so ever on my part.

I fully agree with RZ....DHA phase 9 is not for short-term investors who want to make quick gains...its a long term project with very promising long-term gains.... I bought file in 2013 for 43 lacs...immediately after I bought it touched 53/54 lacs then came back....likewise there were some significant dips as well...but I know these are the tactics of dealers to make money which my effect the price in short term but in the long term (next 6-8 years) the real investors will gain huge benefits from phase 9....so I would advice to all the investors fo Phase 9 to hold their
files and wait....Rest Allah knows best. you get only what you are destined to get.

Dear LRE Team / Property Experts,

I have a 1K plot in DHA phase 8 sector U. Its price is stagnant since quite some time. Which of the following options should I adopt in order to gain maximum benefit within next 1 year time:-

a. Sell off this plot and invest in 4 Marla commercial file in phase 9.

b. Buy a 1K possession plot in phase 7 and a 5 M plot in Phase 9 Town.

c. Buy two 5 Marla plots in phase 5.

d. Buy a 5 Marla plot in a developed phase and construct a house for selling purpose.

Any valuable advice will be highly appreciated.
