1. What is usually the total covered area for a 1 Kanal two floors house.
2. What is the current construction cost per Sq. ft.(including all material and labor)for:
a. Average constuction
b. Good construction
c. Excellent construction

1. Covered area = From 4500 to 6300 Sq.ft.
2. Good Construction Rate = PRs. 2000/Sq.ft.

Kindly advise, is it a good investment and what range of profit is expected after any specific duration (lets say after an year)

IF the files are in same area then I think it is a good investment.
Kindly advise me the rates for 1 Kanal, 5 marla and 10 Marla files.

But howcome Ex PV still have land? I remember DHA has adjusted Ex PV allottees in DHA 7 because there was no land or might be some other issue.
Ex PV is the ideal location as compare to DHA 7... Ex PV ppl who have been adjusted in DHA 7 may scream if DHA is opening new files in Ex PV.

DHA has cleared the land of pocket of A block. this patch has potential to yield reasonable return in future for one or two years.One Kanal File of A Block Park view is available @ 90 Lacs. There is only kanal files offered now NO 5 or 10 marla.

Major Portion H,J,K still in litigation.May be clear in coming years.

DHA Phase 7 near S 201 is valued around 107 to 108 lacs
DHA Phase 7 near S 249 is valued around 115 to 120 lacs Corner

Can you confirm the plot no of T block again because as per map T 936 is not one kanal.

I heard that phase 9 balloting is expected by the month of December can anyone endorse about it. What is the future of phase 9 in coming time. if balloting goes timely so what will be the expected increase in file price.

Sir the news in the market is that Phase 9 Town possession is expected in December 2014. If not than next year around Feb 2015.

DHA is even slower than a snail when it comes to delivery of projects. Phase 9 and town are one of few examples....I dont know if phase 9 ballot will happen in my life (currently 35 year old) :P

I after investing millions in plots in different locations in Lahore, now have come to conclusion that it better to buy a home or shop rather than plot becuase rental income clubbed with capital gain would be much better than the capital gain of the plot...from now on I will focus on buying homes / shop...which is an active investment rather than passive investment in plot....
