Iam an overseas Pakistani. Please clarify wheather all formalities of plot transfer can be completed in one week including handing over of final allotment letter etc...
OR we have to visit DHA office again after one month to collect the final letter of the plot.

As per my experience you have to visit the office after one month for collection.
However there was another possibility of additional payment to get the Letter in 1-2 days... The additional charges were I think 25K for 10marla file.

Dear Mr.Mumtaz,
After Transfer Completion it will take 1 or 2 days further to get allotment letter. other wise after transfer you may get allotment letter any time in future when you have time or visit. no restriction of time. It will given only to you when you physically present there

DHA do serve the letter in few days if you pay urgent Fee to them.

On my previous experience, one week is enough if the NDC has already been sorted out. So if you have already selected a bargain, then ask the property agent to get NDC on that property from DHA and prepare transfer documents for you and book appointment in DHA for you. The when the day comes you just go there, sign few documents, make payment, take picture and movie and its done. However, allotment letter will take around 2 weeks. It can be made urgent on reqeust after paying additional fee. However if you dont want to pay additional fee then you can collect you allotment letter on you next visit to Pakistan. DHA will keep it in your file and noone else will be entitled to receive that.
I bought two properties in DHA, both were purchased by me and alottment letters were recieved in my next visit (after one year interval).

dha town phase 9 would be a part of phase 9 after ballot or phase 9 files location is different.

phase 9 town is different. phase 9 files in market are of land, adjacent to phase ix town and askari xi. to be precise if you face askari xi and ix town, the land south lying vacant is phase ix.

DHA Town is part of dha phase 9 consists of 5, 8 and 10 marla with known location.on the other hand major ballot phase 9 is still due in future.

Also, I want to know why DHA Phase 7 prices are low as compared to other phases. I have 10 marla file in DHA phase 7 and it's price is stuck for may be around 3 years or so. Do you think it would be a good idea to sell it and buy something else on small to medium term basis for example 3-4 years?

phase 7 location is very far from airport and ring road

phase 6 and phase 8 are better located

Just for the answer to your question, there is no initial value of files to consider as benchmark for comparison.
Rest assured, the same file was 45+ , 10 years back.

Dear Shahzad, as per normal practice (except DHA-phase 8), DHA is not like behria town so the concept of own does not normally exist in DHA. DHA is not profit making organization, its more like social service benefit for military families.
