My sincere advice purchase property alone if you can afford. Common building of residential property brings lot of problems in life sooner or later. There is no harm in purchasing independent adjacent plots for all of your brothers. Final decision rests with you.

DHA Phase 8 will be better option for as per your requirement. If you can increase your budget then good location plot is available otherwise it is possible you will get plot in dha phase 8 around 100 Lacs.

No maximum return in DHA at these prices unless prices drop and u buy at low value. At these rates maximum return is 10% only per year

The amount you want to invest is good and believe me dont put it all in real estate it is on risk now. Diversify it, put some in business, some in commodities and upto 60 lack (max.) in real estate and low risk is EME2.
Or if you can wait for 4 to 5 years with risk, buy 2 phase 7 plots
