I need expert advise ,I want to invest for next four years so which investment can give me maximum return. Dha phase 9 three one kanal files. Dha phase 9 four Marla commercial plot. Dha phase 7 one kanal plot and dha phase 9 one kanal file. Thanks in advance

In order of priority:

1. DHA phase 9 commercial four marla
2. DHA phase 7 one kanal
3. DHA phase 9 one kanal
files (remember you also have to pay development charges)

it seems you have around 16 million to invest, Buy the safest option that is phase 7 Kanal plot good
location, rest money invest in the lowest price good schemes.Dont put all eggs in one basket

Dear Sir,
Prices in NFC Lahore phase 2 are just dirt cheap when you look at compare it with even non possession Bahria town plots prices. NFC Lahore phase 2 has lot more room to give you better return percentage.

I want to build my 10 Marla House . I want to ask which one is the best option for construction

1) Builder with Trun key bases( any ecommandation of builder)

2) Builder with grey structure and finish by my self

3) Build by my self

In last option i ll be confirm what material is using . In First 2 options i don't know what they are using except if i got any trust able builder.

Get house grey structure built by builder. Do the rest of finishing stuff by your self. You will save money doing this and complete house according to ur likeness. you looking around at least 55 lac for a decent house complete construction ( 5 months ) time.

IF you are busy and Have No experience then Turn Key is the best agreement, But Make sure to write agreement, what material will be used Take expert Opinion. Make sure that extra work rates are fixed, In case you need to do some thing more than the agreement then rates of wall making plaster and Floor etc should be fixed.
The extra work Is usually a dispute as you cant foresee many things and in Dispute only Thekedar gets benefit.
Also Fix How You will pay. There is an Illusion that when Walls and Concrete roof is done it looks house is erected but actually only 30% work is done so make sure that you dont pay more than this at this stage. If Thekedar has already taken 50% he will run away.
Contract with Material needs supervision as well.
Foudation 8% Work
Walls and roofs 30% work
All Plater Roof Tiles Plumbing Pipes and wiring Pipes Floor Palter "Kacha" 50 % work Completed.
Floor Kitchen Baths Doors wood work Paint Polish outside Boundary an Lawn etc then Completion certificate obtained 100%
In Otherwords Material and Labour Cost is More to Finish the House.
I completed small Construction In My Own Suervision and it Costed me only 1500 Per Sq feet
But Usually Turn Key rates are about 2000 Per Square feet.
