Alhamra Hills Country Homes, Zone-IV Islamabad,

(25639)
Sunday, July 9, 2006 05:18 AM

During the last 1-2 weeks I have noticed advertisements for three new significant housing projects in & around Islamabad. Kindly comment if you have some information on these.

The attached image is the only advertisement I saw in the newspapers, and nothing afterwards. No contact information, no NOC number, and no information on prices are provided.

A news report today (The News International, 9 July 2006, Islamabad/Rawalpindi Edition, Metropolitan Page 4, title: DC to hear complaints against land-grabbers) suggests that there could be land ownership issues pending resolution. The report claims that Islamabad MNAs Mian Mohammad Aslam and Nayyar Bukhari have sided with the affectees of Zone IV villages and against Alhamra Hills (Pvt.) Ltd.

The main parties behind Alhamra Hills (Pvt.) Ltd. are Habib Rafiq (Pvt.) Ltd. and Faysal Bank, and the company is registered as follows:

Name: AL-HAMRA HILLS (PVT.) LIMITED
Registration# /20050102
Registration Date: January 26, 2005
CRO: Lahore

Dear Ahmed
I have come to know that AL-Hamra Hill in Zone iv and Al-Hamra Avenue in zone V are very good projects. More over they got NOC from CDA as well. Price of 500 yads plot is above 30 lacs (including development charges). Would u plz comment on it regarding investment.

Dear Ahmed B

Alhamra hills Housing is a joint venture of Shaheen Foundation(PAF) and Habib Rafique Group. They have acquired 90% of land.Their development plan is to be completed in two years. Machinery of Habib Rafique Group is already on the site.It is a good investment for a period of three years. The price of 500 yards plot is 32 Lacs for public and 22 lacs for the employee of Pakistan Air Force through Shaheen Foundation. With the construction of dual carrage Road its 15 minutes drive from Sarena hotel Islamabad. Its a long term investment of three years or so.

Dear Muhammad Faheem and Adnan Sahibs, my information about this project is limited to this one advertisement image and the news report I have mentioned above. Could it be that you are talking of a different project with a similar name? Reasons: (1) There is no mention of Shaheen Foundation in the Alhamra Hills Country Homes advertisement; additionally, (2) the advertisement mentions 20 kanals farm houses only, no 500 sq. yards plots.

If you know of an informative web-site, news report, advertisement, brochure, etc., related to this scheme kindly share the information.

Dear A HUSSAIN Sahib, thank you for your kind remarks.

In this case the advertisement gives no contact information, no prices, and no NOC status (suggesting that they do not have NOC yet). It seems to be just trying to create some hype prior to formal launch. Of course, there may be land ownership issues, as the report of "The News" indicates.

I suggest that we wait until prices are known and the society has obtained NOC from CDA. Then we can see if it is a deal worthwhile considering. . . . . I put these advertisements here today in the hope that friends who may have some additional information or analysis will share with everyone. So far only Amjad has shared some useful information (see post 21312).
