LDA AVENUE VS IEP (ENGINEERS TOWN),

Salam to all member.

Member i need your sincere advise and suggestion as well for investment purpose.I want to invest some money in real estate so that in near future it will be fruitful for me.
I have visited many societies in lahore specially on riwand road side and i want to get suggestion and advise from u people,who are here on this forum to help each other.
I haven't yet visited any property dealer.I am planning to go to dealer after geeting full information.I just visited the location of these socities.
Which society is better for investment IEP (Engineer town ) or LDA Avenue1 and in what range the 10 marla and 1 kanal plots are available.
Price on good location main boulevard(big road).
please suggest me and advise me.

I think approach wise LDA 1 is better, But Take into account how much you have to travel from Raiwind road enterance to Your property, it is Big scheme, why dont you get in Jubilee Town which is almost a part of LDA 1 and all issues has been resolved.
On the other hand the issues problems Headaches of LDA property are there, same is true for Jubilee Town.
IEP will raise only slowly but there will be peace of mind it has almost all facilities they Promise that gas will also be there in few days, But looking at recent short fall of gas that might be late. The Only issue is that it bit off site and far from approach area, at present both are almost equally priced. IEP is Little Bit less.
Inshort LDA 1 Location better
IEP other aspects better

I was looking in IEP one month ago and found few houses built and prices of Kanal plot [45 X 90 actually 18 Merla] was 17 to 22 lac average You can say 19 Lac Bad location were as low as 14 to 15
10 Merla was in 11 to 13, some people were preferring Nespak 2 site 2 as they think because of small Plots it will be built earlier , here prices were also 12 lac 10 merla and few Houses.
In IEP About main plots almost all are 2 Kanal , Non main boluvard 2 Kanal plots are about 32 to 33 and I think main will be 10 lac more.
In Nasheman 2 the price Range was also similar, Kanal 18 to 22 and 10 Merla 10 to 13 And there were few houses [less than my expectations] All Nespak 2, IEP and Nasheman dont have Gas.
I dont have recent update of LDA 1 where price vary lot Block wise but good residential plot on Clear are were available as low as 21,22 about 10 Merla on Clear Land was about 13. Main plots were between 45 to 50
It is Just an overview.

I heard that there is a proposed road (future) which will connect green town with IEP town through military firing range (chand mari land).

If this is true then IEP will gain a lot after this road constructed.

If someone has more information on this please share it.

I also want to know from u that

1.are there any plot on main boulevard of 1 kanal.if not then what is the price range on main boulevard,i were little bit confused on that.Kindly give me round figure of that.

2.How much time(years) will it take to develop?

3.When possession will be ready?

4. is 18 marla=1kanal in the IEP society (society called actual 18 marla plots, 1kanal)?

Let me carify only one Point # 4.
In IEP almsot all Plots are 18 merla or 36 merla the rates of tranfer are as per 18/36 Merla, Usually dealer refer it to One/two Kanal but when you ask then it is 18 Merla they accept it. In all the Lahore 20 merla is Kanal so IEP cant make any rule different than that, what I think whne they were getting land they got bit less Lnad than their expectations, To keep share of all File Holders they decreased the size of plots, same is true in PCSIR 2 and PCSIR staff,
I am not sure that there 10 merla is also 9 or 10 But make clear before you buy.

#1 2 Kanal Plots on mains and the average price of Such Plot is 40. But if you are lover of main roads Plots then I dont think IEP is right Choice for you because it is a confined area hence Commercial value will not be great.
# 2 IEP is already developed and ready for construction for last 8 years, people were not making homes because it is located bit offsite. Now Slow Construction started. In 2005 they announced one Block called IEP ext that is still not developed.
# 3 Possession is ready for last 8 years. You may be confusing with ext Block which dont have possession

you are right that it have confined commercials.But whats abt clinic,acadamy etc
I dont mean that it will be used for pure commercial purpose but for semi commercial purpose like above mentioned.These are still options
