DHA 9 VS 8,

Dear Friends,
Please explain why the location across Barki road is bad as compare to the location which is far away from air port (e.g DHA Phase 9)?
And why DHA 9 file is not higher priced than a dead investment like DHA 8 Z block?

Sure KK.. let me explain.
Understood that all the housing societies measures their distances from Air port as reference..
DHA 8 is called jewel and it is high priced because it is nearest to airport ..
Now , Comparing DHA 9 and DHA 8 Z block.. DHA Z block is located across barki road and have direct access to Mall road ….Howeverd DHA 9 is much far from airport and I m sure the bad located plots will be much far even from Ferozpur road.
Being across to Barki road is not bad location for Z block though I would say it is much better than DHA 7 and DHA9.… I am sure after DHA 8 proper is filled then the new phases of DHA will be announced opposite / across the Barki road. Ahsyana housing scheme new project is already across barki road and near about lands will have good potential in future.

Furthermore, DHA 8 – Y block is an example of isolated block… It is across the ring road and have very narrow connection with X and V block, the land so deep but still the prices of 1 kanal l is more than 85K…. Just notice if such isolated , bad located and deep plots can go upto this value then why not Z block?? I am sure after its ballot the price for 1 Kannal will be more than 90.

DHA 8 z block is not a dead investment. If it is dead then its prices must be much lesser than DHA 9 file prices.

All phases of dha are fruit full, one can c phase 5 m ,pH 8 y to an extent ph7 aswel,not d least 9 town to an extent distant FM airport, ph5 m block was said to be least interested some 2 years before almost canal was of 40 nows its 110 average plot.same f pH 7 and same all be for ph8 z block,

Airport is not a rule to measure housing society value. Some people love to live far due to noise of aircraft that's why in Europe landing or take off is not allowed between 10 p.m. to morning. But in Pakistan you can say it has little bit edge for overseas Pakistanies as place close airport can save from robbers but ring road is fast access for criminals so far

Dear Sir,
Why price of Z block is higher than dha phase 9 file is simple that the demand and supply factor. DHA Phase 9 is around 50000 Kanal project on the other hand DHA Phase 8 Z block is just a block. dozens of seller and buyers in dha phase 9 where Z block you have just one or two seller and sometimes Z block file take one week to stand buyer where phase 9 can sell within 5 mintues.
DHA Phase 9 have direct access to Mall road etc via ring road as DHA Z block phase 8. DHA Phase 8 Broadway has prime location at starting edge of phase 8 in front of Lahore Ring Road. You can get 8 marla broadway commercial plot 700 to 800 lacs on main Boulevard But In MB 4 marla commercial cost you 700 to 900 lacs. The reason is that dha commercial broadway is surrounded by villages. Both get possession same time.DHA phase 6 MB three times more plaza than dha broadway.
DHA Phase 8 Z block is location in unknown. You don’t know how far it is from barki raod. DHA Phase 5 Extension (M-Block) allotted by DHA in 2003.It is just a block and take 10 years to get balloted and is underdeveloped. No Body can say about DHA Phase 8 Z block how much time required. DHA Phase 9 is near to ballot.You may expect ballot in next year.
In future comparing dha Phase 9 with Z block, you have more chances get better rate return of phase 9. Nobody saying Z Block is dead investment but the thing is where from you can get maximum for your investment.
