A little confuse and not able to decide therefore needs opinion from you expert guys

I am thinking to buy a 4 marla commercial file either in DHA pahse 9 or DHA 8 Z block knowing that Phase 9 will be a long term investment may be from 10-15 years (balloting in 2015, development charges payment in 3 years, development in 6-8 years and then populated may be in an other 2-4 years), while on the other hand Z block may be available in the next 5-7 years but its only a block and not the complete society like phase 9 hence the commercial may not be valued as it will be in phase 9.

Will appreciate if you guys can help me to take my decision by shedding some info on the both projects and their future

Your confusion is justified Sir. Its not possible to predict the future, But in my opinion Phase 9 will be a better option even if one could construct on it after 10 years. The rest will depend on location of plot after ballot and general trend of property.

If the file materializes into a plot eventually, you will not loose in both options. But file business involves risk and one should be aware for it.

IN my opinion if u are ready to stuck your money for ten years then phase 9 is the best option due to following reasons:

1) you may get good return here than z block phase 8.

2) phase 8 z commercial is a sector therefore central commercial(cca)of phase 9 is much better.

3) cca of phase 7 at P and T sectors dominate z block hence it looses it,s impotence because no brand will go there, where as there is more attraction for brands in phase 9.

4) in z block u know it is sector commercial but in phase 9 there are likely chances that u may get plot either on main bole-ward or CCA therefore has more potential to give u good return.

SUGGESTION: instead of buying one file of phase 9 commercial u should also think to bye one canal residential plot in possessioned areas of phase 7 and one 5 marla plot in phase 9 dha shuhooda town because u will notice that after 3 year u can earn profit more than 60 lac, and second thing u will remain at ease while keeping these 2 products in hand because its the trend of the dha markeet that it never crashes once the plots are given possession.
