I am considering to invest 10m by buying a plot in DHA pahse 7. I have gone through the recent discussion in this forum and but still unable to make up my mind to go ahead or not. I am inviting all forum members, particularly those who are involved in buying/selling properties, to give some solid and valid reasons for their like or dislike of phase 7.

I also know that that Burki Road is going to be one of the main approaching road in near future for phase 7. It is next to the Golf course and has a easy access from phase 6. But why still some people don't like or discouraging buyers (in this forum) to not to invest in it. I am waiting comments from experts please. These comments/suggestions would be helpful for me and useful for others as well. Thanks in advance.

If you are planning to build a house in next 2-3 years, then Ph 7 is the best buy at this price. Otherwise buy 2 files of Ph 9. In both options you should get good returns Inshaallah.

Lahore knowledge park is about to start. It will directly link Phase 7 Z1 wid Bedian Road. It is a huge project and will have a big impact on Phase 7.

Z1 W and R are best blocks to invest in Phase 7.

Agree with PYTOO. I would recommend "W" block due to its location being next to Golf Course and having level plots whereas most of "R" block plots are deep. I visited phase-7 in Oct 2013 and took round of "R, S, T, U, X, and W" blocks several times and finally bought in "W" block.

I agree with PYTOO. Knowledge Park is going to start. Its contract has already been given to Dubai Based International Company. Knowledge Park will also have access from Bedian Road. In other words, Phase-7 would have one access from Bedian road as well.

Don't look at name "Knowledge Park". Point to be noted that who is investor. Is he reliable or no. Take care of your money.

I think Knowledge Park is a big project and its impact will be big. Just look around, any sector or society near univesities is damn expensive. For example, phase 5 with Lums. Phase 6 J block with schools. Johar town, faisal town, even raiwind road.

Another thing is direct link of Z block with Bedian road. That will be hige as Bedian Road's restructuring is on the cards and Bedian Road will be an economics corridor for trade. And its going to be renamed as Sheikh Al Nahyan Road.

I am not an expert however have few investments in DHA. From investment point of view Phase 7 is not an option because of far more appreciation in Phase 6 and Phase 8. I am pretty sure Phase 6 has almost reached its maximum but phase 8 has much room left.

Now lets look at the other point of view Phase 7 is a best buy for something who wants to live reasonably in DHA and want to build his own house with slow appreciation in prices for land there but eventually in 10 years when Phase 9 and Phase 11 has fully developed phase would have automatically populated by then hence the price will be double then.

One more thing DHA halloki Gardens Phase 11 is another forgotten place where possesion is given in some blocks and has a great potential of appreciation in near future , however location is further away from DHA Rahbar hence low price.

Dear Sultan,

Property is very long term investment anywhere in the world and property markets in Pakistan are very inefficient so it takes time for property anomalies to correct. There is a long list of examples, however, i will narrate only a few to make my point clear.
- When Phase 6 was launched, most expensive blocks were K, L, M and that remained so for many years. Now these are among the least expensive blocks.
- Similarly, when phase 7 was launched, V, W remained the most expensive blocks for many years and now P and R are supposed to be the best.

There are many other similar examples; the best thing is to logically analyze these anomalies and make use of these to get the highest returns.

I think Z1 & R are best blocks because of their location. And as Rich guy already mentioned, Z1 will have direct connection with bedian road and R is adjacent to Raya and M block of phase 6.
