LDA Avenue 1,

Dear Experts,specially Mr.Jameel
Please evaluate the plot 172 F Block 120 feet road 1 Kanal in LDA Avenue 1.I am planning to purchase the land in LDA as procession is available there.I am planning to buy a plot for commercial sort of activity.Do you suggest upper portion of 150 feet road have margin in price rise (i mean 150 feet road).
Please let me know.
1.Is this the good time to invest in LDA Avenue 1.
2.Where you will see its price in Next 2 years.
3.Any other location in Lda avenue,where price is low these days in term of commercial type plot.
4.Any other society you want to suggest.

The Fate of LDA avenue 1 will not be different than Johar Town, I am not very much updated about prices which vary a lot as there is huge gap between bid and offer. especially good Location plots.
as per recent survey prices have decreased about 20 to 25% in Last one year so be very careful in dealing.
Prices are expected to come more low in coming few months.
Eventually there will be gain, It i will be populated slowly just see the the example of Jubilee Town, handed over more than 10 ys back and Mohlanwal scheme even earlier.

Bottom line is it is Long term investment which will take time to grow and eventually it will be hot like johar town. at Current price There is Not much attraction for me but if average 10 merla will fall to 22 Lac level I will buy.

I don't think so that prices will come so much down like 22 for 10 marla.I have visited many dealers and the price difference vary from 2 to 3 lac but not much more than that.If we compare surrounding societies which are developed like Azmir prices are still 30 to 40 % much more than that which means that there is cuisine of increment in that.Right now prices are low so thats why i want to invest in this society.
Any other society you would like to recommend and price estimation of that.

Main Roads (150/120 ft) of all LDA schemes doing excellent commercial business & generating best return on capital for example Allama Iqbal Town, Johar Town etc.

LDA Avenue is quiet under value at the movement, particularly main road considering their future commercial prospects. where we can get 20 marla developed commercial plot at 12 to 20 millions.

Fair value of F-172 in my opinion is around m

I was also surprised but there some 10 Merla plot in market in 20s, I believe they will be bad Locations but with possession.
I am sure we can find average Location plot in 30 to 33 Now.
One of my friend bought in J Block 15 Months back in 55 Lac, Good but not exceptional location, now in My Last visit I could Find Many Plots of Kanal in 55 to 60 range.
I am in touch with dealer and he is Confirming Plots in 33,34 in average Location. My Only issue with LDA is one Month transfer time and chances of Qabza,
You cant compare it with Izmir which is properly regulated society. However once Populated its prices may be better than izmir.

Dear Mr Jameel and NT,I dont think so that prices,if so then please let me know the prices which you have confirmed from dealer against different plot nos and also please tell me some honest dealer who can provide me real picture.
Confirm plot in M block plot no 792,one of dealer were demanding 47 against this plot.Can this be the fair price?
Also please confirm me the price with plot no on 120 feet road in-front of commercial F block,if you have any contact with honest dealer.Please verify.

I cant promote any other dealers as terms of posting here. M792 facing Kanal Corner, may be a bit bigger than 10 Merla, Direct access from main road. this plot have very good features. In 42 to 43 is not bad deal in current market, Similar Plot was 50 Last year. As there is tendency of making Duplex in LDA area so such plots are available at premium.
However I normally Look for plots with average features which are available at abundance so better bargain is possible.

Jameel saab i am very much thankful for your help and support.
Sorry i am asking many question from you because i am salaried person and my whole life earning depend on this so thats why i am little bit more conscious.

1.Which one is better location 120 feet road plot (ON MAIN Commercial road) for commercial point of view.
2.Upper 150 feet road in front of G and D block.

How much price difference in both of these location plot.

Prices are in similar range for 150 & 120 road, with some edge for 120 Mkt plots.

In the long run both 120 & 150 are good but looking at other LDA schemes plots in front of Main markets always performed great, example are Moon market A.I.T and G-1 Market Johar Town (avg prices in these areas for 1 kanal plot is around 12 to 15 crore)
