DHA Town 8 Marla,

Dear CMY and other brothers ,I am retiring from ADC ( Warehouse Officer -Arabian Drilling Company ) this year . I have 2 kids . One daughter and one son ( passed out as Second Lt . last week from PMA-132nd LC ) .
I need to make a house in DHA .
My budget allows me around 75 lacs to purchase a 8 marla plot in DHA town . Please suggest if this is good and how much increase is possible in 2 Years.

Back in May 2013, I went to DHA 9 Shuada town. 5 marla plot was 27 and file was 17. Just see where they are now, so price wise they have appreciated quite a lot in last 2 years which is good news for DHA 9 town holders.

But on the other hand, real estate agent told me work is 75% done and it is ready for possession soon. I could see with my own eyes and laughed it off. I knew that work was far from complete, so I didn't buy it. Guess what..it has been 2 years since then and possession is not available yet. Another thing is the approach to Phase 9 Town. The 3.5 KM from LRR is a horrible approach with cows on the road and narrow broken roads.

The only viable approach at the moment can be from Askari 11 Block B/C I guess. Please visit the town and see how much construction is left and then make a decision. Do not buy without seeing the on ground plot.

It is a good buy anytime of the day as 8 marla can easily achieve 120 lacs after access/ possession is sorted. Personally, i believe it will take some time. If you are in a hurry to construct your house, find something else. If you can wait couple of years, buy without a second thought. Rest do your own research.
