DHA Lahore Phase 8 IVY Green Detailed Info,

Many friends keep repeating IVY Green questions here so I am forced to post some lines here about my opinion on this project. Most of my this post will have words I have already written on separate places. Before I disappear for few months I want to put all info in one post for you for any future references.

DHA Lahore phase 8 Z block was launched few years back when only one large investor (who is a friend of mine too by chance) offered 1000s of kanal land in one parcel to DHA Lahore. That investor initially purchased all these 1000s of kanal land for Bahria Town Lahore new project here in DHA area to challenge DHA development standard etc. But Bahriatown was not allowed to launch their project of this large scale or size here and near this close to DHA all phases. Deal/talks failed between investor and Bahria Town fell apart. This investor instead of going to launch his own private project like Divine Gardens against DHA instead decided to work hand in hand with DHA Lahore admin. A deal was reached to name this project DHA Lahore phase 8 Z block and investor was offered not all but most files to be allotted of 5 marla size only. Normally a small investor or small land owner gets only 1 kanal file for his 4 kanal agri land he gives to DHA but this very large investor was offering huge parcel in one go to DHA and DHA had nothing to loose from deal here or get in trouble legally in any way decided in favor of investor so DHA went for name of DHA Lahore phase 8 Z block and also issued him 1000s 5 marla files inseat of 1 kanal files. That was a 1st in DHA Lahore. Same investor repeated this practice in DHA town 5 marla files too. If you guys remember DHA was badly stuck with 1000s of non land files in Parkview merger deal and was disparately needed more land for Parkview extension files to be adjested to save its good reputation. DHA admin internally was looking for Parkview extension to be adjusted here at IVY Green area so that too may have played part in naming this isolated location as DHA 8 Z block. Latter on just too much pressure of news leak out of poor merger deal with out any land against files caused DHA to adjust Parkview Ext files in a hurry in DHA7 land. Not enough time was available for this investor land to get 100% cleared from all legal work and possession to be handed over to DHA etc.

That investor who gave most land to DHA admin after buying it from 100s small land owners in that area have almost half of original land still in his possession to date and all this land is next to current IVY Green boundaries. So we all should expect most boundary plots here wont be boundary plots for too long. IVY Green will see its expansion soon. That investor also took word from DHA to get this IVY Green block developed in max 3 years time from ballot day. He himself may develop this land in hurry for DHA free of cost or may provide all development charges amount upfront to DHA Lahore now to get IVY Green development started asap perhaps within months or even weeks time. He wants his 1000s future 5 marla files prices to stay higher till he is done selling them all. It can only happen "IF" IVY Green development is visible and DHA9 development is not started yet. This investor is a smart guy and honest guy with a great reputation within DHA office. He has more links in DHA than any one else. DHA keeps people like me at door waiting for hours even for small transfer office work speed up requests . He wanted to give land to DHA and get all his future files in 5 marla size and only after people are able to see actual on ground development. This way he can fetch highest possible price of his future files. He dont want to get stuck with DHA for more than 10 years like most people are now stuck in DHA9 by giving their land possession to DHA without any time limits. DHA 9 land owners gave possession of their land to DHA many years back and are extremely unhappy now due to longest delays in DHA9 ballot and are losing huge revenues that could have been made here by growing crops here. This IVY Green investor is not ready for that kind of wait and see his remaining lands files be selling at devalued prices from current good prices after this recent ballot. So now you should be able to understand why that investor want this IVY Green developed faster than even all of current plot holders. I am happy for you the owners of IVY Green him and his plan and this great strategy too. I must admit I gave him few suggestions like how to proceed with development conditions at very early stage when he was having this land deal done with DHA He is a daily reader of this website from d12 years and dont want to post his name here. BTW owner of P DHA 7 P block non DHA possession land area is also a daily reader of this web page.

DHA phase 8 Z block name had lot of attraction and lot better than DHA phase 12 for sure. Price of Z block was always higher than DHA9 from day one of trading these files due to name of DHA8 attached with these files. Now its ballot was held before DHA9 to keep prices still higher here in IVY Green. If a ballot of DHA 9 was held before Z block or even today you could not see prices you are seeing in IVY Green today. Again I am happy for all holders here in IVY Green and think its win win for both DHA9 and IVY Green holders as its was a best move from this person. Let the prices rise in DHA 8 z block IVY Green even more so when DHA9 is balloted its prices will be lot higher too. Until the time of DHA9 ballot is held "SUPPLY OF PLOTS FOR SALE" of newly balloted IVY Green plots will be a lot lower and its prices will stay high or keep rising. When DHA9 is balloted focus of all dealers plus new buyers will shift to DHA9 from IVY Green. At that time IVY Green gains may slow down or stop its big gains from current prices. IVY Green prices are very low compaired to DHA 7. Its better location than most DHA7 lower blocks plots near BRB.

Other factor that you must also keep in mind for short or long term investment here. IVY Green is a block with mostly smaller size plots. And I will bet you all future files of IVY Green extension will be mostly 5 marla plots too so Its going to be only a low income people. If you are in here for investment if will be gold mine. If you want to build a house of 1 kanal you will be able to get a kanal plot at great price but do keep in mind mostly people of 5 marla houses will live in here. Just adding here because many people in DHA that build a house on 1 kanal want to see mostly 1 kanal house in their neighbors and 2 kanal folks only want to see a 2 kanal house next to them or in their neighborhood. Personally I dont agree or like with this but its a fact every one considers before spending 2 crore on kanal plot construction.

Dear CMY, DHA follows a public procurement process, this has been the case in all previous projects and so will be the case now so i dont understand how DHA 8Z will be developed earlier because one investors wants so? Also, location is very bad 3 km from Barki road while most of phase 6 and 7 and either on barki, bedian or main boulevard so i humbly disagree with your analysis.

Respected CMY sahib - I agree with info's comment above and respectfully disagree with this analysis. I am rather confused that you consider phase 7 as a bad or rather worst investment (fully developed, next to golf course/phase6, knowledge park, one side on main Brian road and other on Burke road) and find DHA Z block (completely isolated from rest of DHA, 3/4km away barki road) as a "better investment". With due respect, that does not make much sense.

Info and Sharu I love disagreement. It helps me and others here to enhance my knowledge but it have to be done with points and logic. I appropriated both of you and both gracfully disagreed with your valid points. In fact Both of you said exactly same what I am saying in my post. Perhaps I am the first one who used word ISOLATED so loudly for IVY Green location. Also you missed my part where I compared with only DHA 7 lower blocks not all of it. So far nothing come close to DHA6 7 combined master plan.In other post I just said even today DHA7 name should be delete and this master piece DHA should be called with DHA6 block A B C to X Y Z. There should not be DHA7 in R S T U V W X Y Z blocks.

So please focus on word lower blocks near BRB I said

Its better location than most DHA7 lower blocks plots near BRB.

I meant to say IVY Green could see prices of fewer lower blocks plots especially of those blocks near the drain

Info how many public procurement tenders for development you saw for current development in DHA 7. Can you google one link for me. May be I missed them. If I did I need to spend more time on research. If not able to find any than we have to wait and see how fast it gets development started. May be you should visit area and check if they have not already started development work there :) Those guys are crazy. You may get surprised if you visit IVY Green site :) I have not been there but knowing that person for so long I cant imagine they have not done little movement here and there in IVY Green already.

please share information/status of DHA Vellay Islamabad. Thousands of people have invested but no gain so far. Plz share any update you have because there is no outcome even after eight years.

In DHA Valley Islamabad close to 250 thousand people got effected including military men. Too much work going on in back ground to fix the mess. May take some time but will get fixed. Gen Raheel Sharif and GHQ aware and working to find acceptable solution for it. All you can do is wait.

I can say any thing more on it. I have limitation how far I can share all this here. I hope you understand my position.


Just to make it 100% clear I am proud to say we at Lahore Estate never recommended it to any one. We told every one here many many times BEFORE actual booking who was actually behind it. We never booked single plot for us or any of our clients or bought or sold any plot here. We did provide prices updates just after booking for a while to help people know true worth for making a huge mistake to book here.

Thanks for your detailed article about IVY green, This also solved my question that why it is not offered to public, Loos most of files are still with main owner who will release slowly in market based on price,
You are right In my personal opinion it may cross the pace of development as compared to DHA 8 proper, recently the development work is going quite slow in DHA 8 proper, can you tell reason for it.
Looking at price of DHA town which started slowly and Know Plot was available at 11 to 12 [in 2009],At that time most dealer strongly disagreed that this phase will be hot [LRE agents were also among them] I approached and one dealer and he quoted Bewa will say “ Pehlay ve Looti gai tey Hun ve”. At that time some NOC was needed. But now we see the progress. People have a Lot of appetite for small Plots I was astonished to find the prices of DHA5, 5 Marla in Blocks B and D near Cror Both are bad Locations to me. People argue 5 Merla is 3 bed, 10 Merla is 4 bed and Kanal is 5 Bed, Smaller houses and Plots are easy to resale.

Now Main question is do you think the Price in IVY green will come a bit further Low?? at what price you think 5 merla in average Location is best to buy, Don’t you think that when this investor will release the plots in Market in Bulk we can find better bargain. I mean should we react now or later.

Very nice analysis by CMY. Well i totally agree with you for Phase 8 Z block. It seems isolated at the moment but i am sure already land adjacent to this block has been taken by DHA for its future projects. So i guess now is the time to buy z block as it will develop very fast and the prices will go out of hand once development actually started to look on the ground.

Just out of curiosity what does IVY stands for? From where it has been derived, or does it stands for investor's acronym. I would appreciate if anybody responds to my request.

Habib I bought first plot in DHA Town a 5 marla for just 6.5 lacs for a client. Due to NOC and possibly long wait no one wanted it. Bought some plots at 8.5 lacs for clients after that 1st plot.

Most people argued army family of Shuhda will not transfer after NOC is issued and price is a lot higher. Told seller families their plots worth is atleast twice current price please please dont sell if dont need money. But many were just too poor and badly needed money.

Told buyers how you cant trust a needy family of a shaheed soldier who have given a life for his country Pakistan. I assured buyers I will pay the difference from my pocket upto my limits if any Shuhda family backed out of transfers. Every one trusted me and agreed Shuhda families wont deceive and purchased these plots.Families were v needy I just had to help them. Did deals without a paisa comm on both sides. Only few sales happened but I was happy. It was so strange no dealer were willing to buy any DHA Town plot for them at that low price 8.5 lacs at that early time. Not one Shuhda family backed out of any deals.

MJM Dammam: IVY GREEN does not stand for anything, in fact it was the name of home where Helen Keller (a blind poet) spent her childhood time.

Also it is Lush green booti which is used mostly to cover walls and sometimes Floor instead of Grass. mostly seen in resorts.

Thanks XYZ - The birthplace of Hellen Keller is Ivy Green and not IVY GREEN. It is strange that capitals (IVY) are being used every where. For me it does not look appropriate to name this area as IVY Green - it should be better known as DHA Phase 8 Z block although Z block has nothing to do with the main DHA Phase 8 having a distance of about 3.5 km. MJM Dammam: Yes, you are right and this is what everyone is saying that the place which is more than 3.5km away from DHA phase 8, could be a part of it. But as CMY wrote above, there was a single owner who had this lot and got a deal with DHA. That's it.

CMY or experienced readers, what's the future of Phase 8 z block 4 marla commercial plot? Is it going to increase substantially after development starts here? It's available for around 15 million. Should I go for it or increase my investment and buy phhase 9 4 marla commercial? I want to hold it for investment purposes for 5 years.

If i have a choice of DHA 7 file and DHA 8 IVY Green Commercial plot I will go for Later, reason is IVY green is bit isolated and there will be Lot of Commercial activity in future mainly real estate related. It will be more once more land is gained.
DHA 7 have a Lot of Competition with DHA 6 and 6 Main Boulevard Commercials which are closer to DHA 6 Office. But i think Both will gain. DHA phase 9 Commercial will be little long term Investment.
But Honestly I have no personal experience of Commercials only Logic and past experience from similar information.

Dear sir phase 6 commercial has no direct competition with phase 7 commercial phase 6 cca 4 marla plot minimum at 250 lac while phase 7 comm. File is 134-135 lac. Huge difference in price
