DHA Phase 7,

Dear Forum Members

These days, there is lot of discussion about DHA Phase 7 and its comparison with Phase 9 or Ivy Green (Phase 8 Z Block). People are entitled to their views but I just want to highlight some real positive points of Phase 7.

1. Phase 7 is attached to proper DHA, unlike some other isolated Blocks or phases with no proper access.
2. Phase 7 has excellent development, the best so far, as is the tradition of DHA. Future DHA phases may be better than Phase 7 but so far Phase 7 is the best.

3. All internal roads of Phase 7 are of minimum 50 ft wide.

4. Phase 7 has several good links from several sides (from Phase 6, from Barki Road, from Bedian Road.

5. There are many public sector development projects located in Phase 7, e.g. universities, knowledge park, hospitals, golf course.

6. Another positive thing which many people have not realized yet is that Phase 7 is touching the beautiful BRB canal. DHA has left about 600 ft wide space on the bank of BRB canal. This could be a long and beautiful park in future.

This list can go on and on, but I leave this here, just for you to makeup your own mind, before making any investment in Phase 7 or any other development.

I hundred percent agree! Although I don't have an investment in phase 7 yet, I have physically visited the place. I drove from X block (lower cutting) to the airport. Golf course was a minute's drive. Phase 6 main chowk (dividing it from phase 8) is 5 minutes and airport is 12/13 minutes. I am not sure what the misconception is all about. I would seriously consider buying in phase 7 if one wants to construct in the next 5 years. Excellent location plots are half phase 6 price with all phase 6 benefits.

I agree with Sunny, phase 7 and 6 are merely connected and as per CMY also they are same Continuous phase, It already have possession and soon there will be good number of beautiful houses there.
The only thing is it IVY green is new Product with a bit different characteristics like more 5 merla plots and less Kanal plots, similarly all most 10 merla plots in DHA 7 [mainly Parkeview Files relocation] are near Boundary but ivy green have many good Location 10 merla plots as well, Because of recent ballot it is bit under priced so people are discussing it more. If Ivy green is good then it does not mean DHA 7 is Bad, DHA 7's Kanal and Good Location 10 merla are Better than ivy green that is why these are 130 Lac and 75 Lac Bracket respectively. IVy gree have best choice for 5 merla and 10 merla but not for Kanal. To me IVY green 5 merla future will be comparable with the DHA Town and it have lot potential of growth.
Phase 8 proper I would say that it has disappointed me in all respects except it is fact that That I can exit selling my Plot in 130 Lac which I bought in 48 Lac 4 ys back and that is fact.
Phase 9 I would not comment as I am not investor there and I don't want to undermine others investments. I wish it should be balloted soon as 12 years waiting is too much.

I agree with Sunny, in fact I'm just surprised of several misconceptions; for example having digit 8 attached to a phase increases its price for no reason as cmy said that IVY should have been phase 12.

I have lived most of my life in cantonment area and find no difference in phase 6 or 7 as far as location is concerned but just surprised at how people think and analyze.

Agreed with Jameel in fact that's what I think about phase 8 proper as well as the best located land there is still with the public sector dairy farm behind park view.
