Commercial DHA 9 Town vs DHA 9 Proper,

Dear CMY,
Im a very keen admirer of help that you are providing to common people like us and it is very pleasing to see u active again on this forum. I hope ur health is better than before.

Ive read ur post regarding commercial files investment. I have one query regarding comparison of DHA town commercial vs ph9 proper. Price difference between the files for 4 marla and 8 marla us not that much but dha 9 town is in atleast 5 years advanced position than ph9. What is ur suggestion for choosing DHA Town commercial over phase9 proper. What are the pros and cons.
your expert opinion in this regard will be highly appreciated.

Dear friend Adil sahib In my opinion DHA phase 9 4 and especially 8 marla commercial will have a lot better location in ballot than DHA Town 8 marla commercial files. I will explain you why .Keep in mind for DHA Town 4 or 8 marla commercial files will get a plot in a block that is located next to current blocks A B C D. I dont guarantee you that none of these DHA Town files will get a plot in developed blocks A B C D but I can say with almost 99% surety none of these currently traded DHA town 4 and 8 marla general public files will get a plot in already developed block of DHA town. Why limit yourself to only non developed blocks of DHA Town that have small roads & top of that commercials that will be serving only 5 marla or 10 marla plots holders in future. Why pay more only because they will be located next to current ABCD. Other DHA 9 proper blocks may be a lot more prime locations better planned phase blocks 8 marla and 4 marla commercial plots located in area with many larger roads network of 100 feet or 150 feet surrounded with 1 kanal 2 kanal plots . DHA town commercial will be surrounded with only 5 marla and 10 marla as all files are issued mostly in these two sizes.

I am generally not a fan of DHA7 4 to 8 marla commercial plots due to their not so good location but only their very unfairly depressed current prices and no other better options for that price range for commercial plots forces me to recommend me DHA7 commercials. I recommend those thinking 5 years in future a 4 marla commercial in DHA7 at 1.35 crore is going to give you a lot better return than a DHA 7 same price 1 kanal residential plot. In DHA 7 residential and commercial plots price ratio like Malik Raiz use to say on TV Its SCROOOOOED :).Its perhaps mostly due to its bad location of these commercial plots. Its good but DHA 9 proper commercial to gain a lot more in future than DHA 7 comm or DHA Town commercial. One other point to make here. I am more inclined to recommend DHA 9 over DHA7 is this Lahore Ring Road coming start of construction of its southern loop. This new development ALONE can double the price of DHA 9 commercial and residential files in next 2 years but at same time may have Zero affect on DHA7 commercial and may have some positive effects on DHA7 residential plots.


To make it short I will say try your best to buy DHA 9 proper commercial as 1st choice. DHA9 town should be 2nd and If cant afford both you could pick DHA7 commercial before you pick 1 kanal residential plot in DHA7 for investment only purpose. If you plan to make a house in DHA today in high budget go for DHA6. DHA7 for low budget is a best choice to start house today. If you want to build a house in 3 to 5 years time do prefer DHA5 M block and Ivy Green due to current very low budgets.

If buying to build a house in DHA Lahore after 5 years or if investment for some gains only why park all your money in currently higher priced and expected low future returning plots in DHA6 or DHA5 or even DHA8. Smaller amounts attract more buyers and in return expected return is higher. In case you are not going to build a house in DHA in next 5 years you can close your eyes after buying a DHA9 proper file for next 5 years. If you have high budgets available for investing after selling DHA5 or DHA6 you should buy DHA 9 proper commercial. No need to spend more time any where else.

CMY sab ek phase 8 proper bhi hai. Humein bhi thora khish kar dain Uss k baray main bhi kuch bata dain when will it b possible to build a house in near future and what is its potential to gain further.

LOL yaar Bilal baat to such hey. We all have forgotten about DHA8. Dar asal Herey ki chamak hi kafi hoti hay is ki khobsoorti key liyey aur bolney ki zaroorat hi nahi hoti.

I posted answers to each question directed toward me. I guess no one wanted to talk about DHA8 so far in past few days. All readers and dealers are out of focus on DHA Lahore phase 8. We will have some detailed talk about it in couple of days. I am done answering many quotations here for projects where most gains can be expected for future investment. Most people that are still invested in DHA 8 are the one who are holding plots to make their houses. So dont care about its prices movement etc and not asking any questions about it.

Promise will update all holders soon if I am still alive :)
