My intend was to sell this file of mine of 1 kanal in Phase 9 but now iam hearing about balloting and someone told me that you cannot sell the file if ballot is announced so sir what's your take on that?
my second question is that will it be worthwhile to sell it right now or after ballot as for me i can only hold it 2 to 3 months after ballot (if ballot is on 15 may)due to some reason.
so sir in your expectation what would be the rate immediately after ballot and please also consider development charges.
Sir please guide me and i will be very thankful to you deep from my heart.

I understand the worry of phase 9
If We see the example of IVY green where plots are at price as that of Last day file Price which was 42 [I am tracking 10 merla] and Your team quoted Z6 386 in in 44 which to me is not bad location. It means that price is Locked at file price. Rather Kanal is available at some discount
Now Coming to DHA 9, don't you think that it had more potential now it will be locked at 57, 58 Plus Dev charges??
I agree that this price will not be forever but At least interested buyers will have sufficient time to buy at this price.
however let's wait for Final map and announced development charges |

Every one is allowed to buy sell files until last day before ballot or even after the balloting is done. In past DHA allowed transfers even on last day before ballot. Keep in mind after ballot transfer cant be done until you get your intimation letters. But nothig stops you to buy a new plot on baina till intimations are issued. Have baina added to sellers file in DHA Lahore by paying a small fee to DHA Lahore. In this case you are 100s sure to get plot in your name. Seller either settle with you for twice the amount of baina or transfer it to you.
Mostly it takes 15 to 45 days after actaul ballot day to get your intimation letters ready and sent to your address with DHA Lahore.
Selling a file now before ballot after so many years of wait and not knowing the plot numbers will be nothing but plain stupidity for people who have power to hold their file for few more days. In cases like you it is ok to sell if in dire need of money.
Typing on phone so will post expected prices and development charges. For now expect prices to same as in Ivy Green. Keep in mind those prices are without development charges. DHA9 development charges will be a lot lower thaan Ivy Green as military personnel have to pay them too on their DHA9 proper files to. |
