confussion in mind please guide me
dear CMY i have one kanal file in phse 9 proper
i dont want to pay development charges but want to gain more in this file
what should i do ? hold the file and wait for ballot and sell it after one month of ballot
or should i sell it before ballot

some dealers said sell before ballot
some of them said sell after one month of ballot...

i will sell before ballot and after again buy good plot or file,because i never get success in ballot its my experience

Be hopeful and trust in Allah. I bought a file in 46 lack in December after selling my plot in IEP. Be thankful to Allah what you have achieved and hope that your plot will be in best locations....

Dear CMY,First of all thanks to u for the generous service provided to guide the investor.Please clarify if after two days of balloting of phase 9 one wants to sell say his 5 marla plot " 35 lac.who will own the development charges Bayer or seller.Will it b deducted from seller settled price i,e 35 lacs.

Respected CMY i also want to know this as i cant make money for installment of 1 kanal.
as sir you said that average rate after ballot will be around 75 to 100 lacs are without development charges means 80 -19(dev charge)=61 thats the amount seller will get for average locations.Am i correct ?

secondly sir after 3 months of balloting selling pressure will be huge will that affect rate?

To be honest advise,please dont sell you plot files.People have waited a lot to fulfill their dream to buy a plot in DHA 9.Now its time to enjoy the fruit.I personally have no file in DHA 9,i were intended to buy but suddenly prices are out of range.If i were at your place i will never ever sale before ballot.I will want for ballot then i will see what to do depending upon location.You people are lucky that you have chance to get a good location plot and you should avail that chance.I am again saying that i am not a dealer nor having any plot in DHA but as a sincere adviser and market tread analyst i will say,"You must hold till end.Fight till last bowl".

your plot will be near to 80-90 After balloting WITHOUT development charges , development charges will be paid by BUYER.
1st installement 3-4 months after ballot

No need to pay installments of development charges at all. Let DHA place fines on development charges installments. They never cancel any plots for non payment of development charges. You are must required to pay development charges only after the sale. Even than buyer pays all amount and deduct it from your agreed sale price.

Absolutely no need to sell your plot just because you cant make installment payments. If you keep your plot gains are so big you can pay development charges many times. This not Bahria town where If you dont pay they take away your plot. To date I have never seen a single plot cancelled. Have seen people pay as high as 8 lacs in fine alone but they were still smiling when had to pay that big fine. Why because his plot was up 120 lacs If he was going to sell it before due to fines he would not have gained 120 lacs on a 86 lacs plot at ballot ballot in DHA5 proper. It was balloted latter on separate because land owner gave land in A block DHA5

Now this kind of good advice for ready to act seller is only available from Lahore Real Estate. All typical dealer will scare you to death to sell your plot just because you cant pay your installment of development charges. We care about our clients and our clients refer all their friends to us.


You can call DHA today at their official phone number and they will tell you to date not a single plots is canceled due to non payment of development charges even for years. DHA never loses a rupee as Its get all original amount plus fines at transfer time of at possession time before you start house construction.



Now please relax and enjoy good gains ahead.
