No time Line can be given for DHA phase 9 EXT Ballot, Even 3 weeks back no on knew that DHA Ballot will happen on May 15. Or after one or 2 years [it is in market since 2004], after DHA 9 Ballot you will know in 2 months what direction extension will take Price wise . If price of Plots go on increasing then Phase 9 Ext will also gain because the prices are comparative. 2. In 27+7=34 a 5 merla plot in DHA 9 if On good Location is not bad Choice and should gain further slowly, However it has 7 KM Boundary with Nallah if these are located near Nallah then resale will be lesser than today. If you have more than one file you can take a mixed decision. |

Jameel replied on Sunday, May 3, 2015 08:27 PM Cant say certainly I am tracking Ivy green, 10 merla pre Ballot was 43, you can get average Location at same price where as Kanal price have Come Down, In next month a bit more fall is expected, Then slow gain will start. pre ballot is manic situation you cant Judge, But still DHA 9 did not cross safe limits. |

CMY replied on Sunday, May 3, 2015 11:43 PM Adil bhai DHA 9 ext for short term like 12 months is not a good choice. You have to hold it at least 3 to 5 years to see solid gains. Before that it will gain with DHA9 rise but keep in mind new files will keep coming in market to keep is prices from rising sharply. If any body want to sell DHA phase 9 5 marla is best sell at 27 to 30 lacs before May 12. DHA 9 1 kanal at 62 to 65 lacs. If you cant hold these files or plots for next 6 to 12 months. Best time to get out will be now. Immediately after ballot bad location plots may keep your good plot price lower if there are large number of sellers of in market to sell very bad location in hurry. Good plots will give you best prices if you will sell them 6 month or longer after the ballot. Its hard to find a good location plot in market as good location plots are very few. Most dealers buy them right away before they come to market. 99% good location holder dont sell unless separate to sell it in hurry for some important need. At that time he dobt care what price he is going to get. Dealers take advantage of him and sell plots later on at higher prices. a serious relaxed seller of good location always sits on 20% higher price than actual fair worth of that plot. So after ballot you wont be able to find good location plot if you find one be ready to pay unreasonably high prices. if you wait longer price keep going up than its out of your budget.
