after the Balloting of DHA 9,

Salam to All,
My question is after the Balloting of DHA 9 what will be the range of 10 marla plot. example 45 to 70 etc

I have spoken to few dealers in Lahore today as I was looking to buy a file and discussed their opinion. After balloting the price range will depends upon the location. The ground reality is that Phase 7, 10 Marla developed plot near possession is available in the range of 60 lac, then how Phase 9 without any development will touch this price...?? The ground reality will become more clear in next few weeks. I believe it is very hard to predict at this stage.

Actually its all speculation going on right now and this happens with balloting of every phase nothing new.

This not new situation at March 2015 price of IVY green Kanal File was sold at the price when you could get plot in Phase 7 ready for Possession In lower cutting, Bhai have a look on google How DHA 8 IVY green is better than DHA 7 U,X,Y?? same Location as regards BRB is concerned one is surrounded by DHA Other Isolated, One is On ground other on Map only one Includes Dev charges other 20 Lac you have still to pay?
I Like IVY green Only for Its small plots Location Here Most of 10 merla are good location where as In DHA 7 Good 10 merla are 70+

otherwise pre ballot price of Kanal in IVY green was madness.

To Mr Ahsen: Why Phase 7 file for 4 Marla comm only 135K and phase 9 same size almost 230K plus.

Dear Adnan

I am not an expert but in my humble opinion prices in commercial ventures depends upon the projected business transactions. Phase 9 is a huge as compared to Phase 7 and definitely the commercial hub of 9 serves wider community. secondly, the logic applied to residential plots can't be applied to commercial property. But definitely u raised an interesting point and valid fact. Let's see what others say about it?

I myself will not buy without seeing the detailed Map as i don't see Any Exit except at Gajumata.
Youhanabad, and Nishter Town are so Packed that you cant passes through it , Kamhan road is also narrow at its exit, it will prove another Ghazi road. I think in Nov, Dec 2015 You get good Price. But it is investor game it is advertised a lot so exact price you cant determine.

Price of phase 7 commercial 4 Marla went up to 210 lacs before balloting, which was speculation. BTW phase 7 is 29,000 kanals larger than phase 9 and if we add phase 6 it is more than 45000 kanals much much larger than phase 9.

@Jameel Sahib,

As I have noticed few of your very important points in your previous post and would like to appreciate them like entry and exit points. Carefully looking at Phase 9 map shown on Dha phase 9 ballot add, although there are about 10 entry/exit points shown but personally I am not very much happy with the location as entry points from ferozepur road are nightmare which you have already mentioned in your previous post (Gajumata, Youhanabad,Nishter town etc too much traffic issues and don't feel Vibe of DHA). I think the entry point from 9 Town still will be the most common point that will be used (Bedian road)it would be very helpful if DHA make a underpass from phase 6 into 9 Town (Shuda town). In brief 9 Town will still be the best Choose for long term and short term investment and hopefully soon after possession we will see lot of house building activity in 9 Town.

PH9 will simply have direct road to Ph4 & 5. Additional entry exit points will be a huge advantage that only ph9 have and will be better than ph5, but will take around 10 years to reach this point

My Feeling & Calculaiton may be its wrong.

Phase 9 prices will be higher than phase 8 after 5 years and phase 7 prices will lower among Phase 5,6,7,8,and 9. Due to its location.

Dear Shehzad,
Looking at existing Abadi, No Direct Road to Phase 4 and 5 is possible as there are existing developed societies on the way, At max they can reach Azam chowk, from where they will have to use Kamhan Road to exit, There cant be any direct Communication to Suigas interchange.
In other words DHA 9 will only Continuous with DHA Shuhda town by a narrow Link

Jameel bhai, it is impossible that DHA will keep PH9 isolated like this from main DHA. suigas interchange will have direct link to PH9, but as I said it will take some time.

I'm a holder of Dha phase 9 5 marla file. I'm an investor n wonder what should I do after the ballot. If u suggest to sell then where should I invest with that money? Please give your opinion
