CMY replied on Tuesday, May 5, 2015 08:21 PM NDC cleared means your file was checked by land branch legal branch finance branch and transfer branch for any issues or pastdue amounts fines etc and is now ready for transfer. NOC is needed for some files or plots. Military property owner must obtain NOC from GHQ for some files or plots Blocked allocation files mean the land owner who had an allocation file may or may not be aware his file is on hold because some of his other proper and some legal or financial issues. If DHA has issue with any land deal of same owner it may put hold or easy word get all or part his files or properties blocked until that owner solves the issues with DHA. For example one land owner had 35 plots in DHA7 allotted to him but that guy had court case against DHA for land he owned at that time ian upper part of DHA7. DHA held all his plot transfers until 2 kanal land in DHA 7 was given to DHA. Hope I was some help here and above has nothing to with DHA9 either:) Choudry Mujahd Yasin ( CMY ) |

CMY replied on Tuesday, May 5, 2015 09:36 PM After you decide to sell sooner you apply better it will be. A NDC already filed file used to get better price than a non NDC filed in cases where buyer was short on time and wanted a transfer in hurry same or next day. DHA takes upto 5 day or even more if too much workload for DHA staff to clear NDC and If one want a transfer before NDC is cleared. He must pay Rs 22000 to have NDC rushed up and cleared on same or next day transfers. A buyer or seller some time bare this cost depending on who want to get it done in hurry. A seller may want to invest some where else in hurry from proceeds so he may want to have fast track transfer and NDC clearance. Once a NDC is applied its valid for 30 days after clearance. YOU ARE NOT REQUIRED TO MUST SELL property if you decide not to sell and hold it. If any one plan to sell in next 30 days its going to help you tremendously to files NDC as it will show a buyer you are not just having fun but ready to sell property . Buyer normally increase their offers after seeing NDC filling as that is also a proof of true ownership. If your plot was changed like in DHA7 when you apply NDC its show up on NDC filing receipt.
