DHA phase 9,

Dear CMY,

we do understand business always like that, can give maximum or minimum returns. Now scenario is little bit different than your previous prediction about prices due to DHA last advertisement that after 30th April's file transfers will not be included in the held ballot 15th May. Earlier your estimation was about 5 marla file before ballot around 30 to 32. Now in your last post it was about 26 to 28.
1. what you expect after ballot 5 marla where that will be standing now for good or bad location.

2. after 30th April files transferred, where price will stand for.

Shahid sahib you are reading it wrong. I still see bad locations at 30 to 32 lacs but worst location like facing grave yard or nala at 26 to28 lacs.

Please note the difference between bad and worst. Facing commercial overhead tank near boundary are called bad location. Facing grave yard or facing Hudaira drain location cant be same as bad location and should be called worst possible locations.


I will not mind if I am wrong because you dont know when I gave these figure prices were many lacs lower and every one was confused how much files were going to fall from those many lacs lower amounts.

it means, still prediction for the good location plot will be around 40 to 42 and for bad locations 30 to 32 lacs?

thx a lot for your feedback, in fact in my above question i was talking about file rates prediction before ballot instead the plot rates after ballot. your answer was based on plot prices after ballot.
small confusion never mind.

If I buy file before balloting at 24 I can assume that I buy at 24+7=31 lack and if I got even bad location it make no harm to me but if I got good location then I got some profit of 6 to 8 lack and if I got worst location I will lose 2 to 3 lack? Am I write in understanding current situation?

The question is that after balloting where the price will be stand of 5M. is this range of prices 30 to 32 and 40 to 42 after balloting or after three years.

I am in USA. I had bought a plot in Ph-5 M block almost 1 year ago @ 90 lacs (near No. 642)...Any idea what its price would be now?
Do you recommend holding it or selling it to buy 2-3 files of DHA Multan or DHA Gujranwala?

Best of the best price to buy before ballot is 21-22 lack 5 Marla
regard less of whatever location after balloting you got plot.

don't get confuse, respected CMY, always confirm the price prediction without development charges, it means in all cases no chance for lose but much more chances for small or big profit.
now a days DHA town 5 marla file is being sold @ 35.25. just imagine still that is file not the plot.

Second thing, earlier balloted prices never become same that balloted later on. Same like DHA town Block ABCD prices with always be different then the prices for DHA 9 town extension.

it means DHA phase 9 may 15 balloted prices will not be the same for remaining files which will be balloted later on.
Stay confirmed, i hope will be the best option
