Phase 9 Lahore,

Dear Choudry Mujahid Yasin,
First of All i pray & wish for yours health.
Still i remember our meeting held in yours Lahore office 2009 (with a cup of tea), and yours strong arguments sport to purchase phase 9 Res file @ 15 Lac.
I miss the train and investment with another LDA scheme after five year I loss my capital value (Inflation).
But now i am with you that Phase 9 Lahore Commercial 8 MB file are hot cake like phase 6 MB now a days. Its prices and location are at main MB 150 Fit Road.
What are your suggestion for prices after Ballot for 8 Marla Commercial plot? What are yours views about its value after three to five years time frame? when its position will hand over?

Question..if some one exit from 5M at 24.50 just before ballot by thinking he will added 6 lac more and go far multan file. is it correct decision for one year investment or he should retain 5M file for one year after ballot?????? Mr CMY or anyone response plz

First thing is first do ISTIKHARA and meet personally with CMY. Since you are talking about high value investment.
Secondly no one lose money everyone is getting own fate. The third thing keep lesson learned as your own asset.

Khalid Mehmood not many people can ever understand why in DHA phase 3 a best located 8 Marla commercial plots constructed plazas are selling for 12 to 15 crore in DHA Lahore phase 3 Y block the most sought after place right now with fully populated for years BUUUUUUUUUUUUT why people pay more for DHA Lahore phase6 half the size 4 marla commercial constructed plaza that just got possession only 7 years ago is selling nearly 10 crore with less than 30 % populated area.

Same thing will Insha Allah happen for 4 marla commercials in DHA9 when that is ready for possession. Its 4 marla will be same priced as DHA6 are today. At that time and day DHA9 will be most modern phase with latest housed and neat and clean wide boulevards and modern design plazas suitable for that time. It may take 5 years or it may take 10 years but one day both DHA6 commercial of 4 marla will have same price. You could count what will be price of DHA6 commercial in 10 years that will be same price of DHA9 commercial on same day.

I will leave it to imagination of readers what will be price of 8 marla commercial plots than after 5 ot 7 or 10 years because they are double the size of DHA6 4 marla plots and also on same size or even larger road. 4 marla not good for any multi national any bank any restaurant any shoe store any estate office any clothing outlet any super store backery etc BECAUSE you have to provide big entry door w space for stairs and lift. What is left on ground floor after these three ? Nothig. You cant even put three desks w chairs in that small space. In Lahore only ground floor does the business and 8 marla size is most suitable for any kind of business on ground floor.

Multi national and Banks ONLY go for large ground floors of at least 8 Marla size. They hate 4 marla size. DHA made huge mistake by making all 4-Marla commercial plots one main boulevard on DHA6. Tried to correct it in N Block DHA6 but wont be able to match 3 Kilometer long main boulevard market of 8 marla plaza. One side DHA10 other side DHA6-7 Other Side Ferozpur road last side DHA5 to be served by DHA9 4 and 8 Marla commercials.

Cant wait to see the map of DHA9 Prism. Too many friends here bought these 8 Marla commercials from me at 255 in last year lacs to lest weak at 324 lacs. Today its 345 lacs. Cant wait to see opening price of DHA9 Prism commercial of 4 Marla to 8 marla. I wont let any one of my friends/clients sell any of them before 5 years minimum for sure. BTW one they will be rising at fastest speed why would any one sell if dont have better option than that.

If any one have as secure as high returning I want to know it.

Time to sleep. All emails sent for ballot ready other than today form submissions. I haven't even checked rates today. I will check them on Monday :) Before that they have no meaning for me.

I really thanks for yours time & complete comparison of phase 9 Lahore 8 Marla MB commercial plot. Its HOT CAKE and best investment return of today scenario.
