Dear Brothers I also would like to share such an incident with out quoting names. I built a house 1K and due to my job transfer I asked more than one real estate agents to sale the same. Many people visited my house accompanying may dealers. Some of those dealers were those whom I did not approach. To cut the story short One party liked my house. they came with two three times with some new faces their relatives or what I did not know. two three days before the deal was finalized. One dealer(A) to whom I also told for sale called me and I was not agreed on the price he was quoting for the same buyer. One day they came to finalize the deal. when price was being finalized there was a difference of 3 Lacs, One of them took me to the side and said I am friend of Dr. sb (buyer) and I am property dealer(B). I will not take any commission which is due on both sides. So please reduce the demand and make deal. I clarified to every one his words. and deal was done. before handing over a dealer(C) visited and said that I brought Dr. sb first time with whom deal is going to be finalized. Pay my commission as seller. I told him that the dealer present at the time deal has been settled with the payment of commission. When I spoke to Dr. sb's dealer he promised that he will issue receipt for the payment, which he gave me also. I handed over the house after all transactions were done smoothly. After some days I received a call from dealer (A). "Hay you sold house without my commission, Give me commission or be ready for consequences, I am the one who convince the party for purchase". It is going to be five years now and I also moved temporarily from Lahore. I am still not sure What is the rule applied in such a case? This is one of the reason I always don't want to indulge myself in such a situation and refrain from real estate business. The answer of this question and some more questions( may be I will ask next time) are still unanswered. If any of the any participant of this forum, specially Mr. CMY can throw some light to answer this difficult question, it will be highly appreciated, and help for me and others.
