1. Phase 8 IVY green and Phase 9 proper, phase 7 near BRB
2 If You are talking of DHA 8 IvY green 10 merla Plots I dont think that is going to be 1.5 Cror in 1.5 years it will give you sterady 20 to 25% gain to double its price in 3,4 years. { medium assessment]
It also depends a Lot ho w ae locations of DHA 9 10 merla plots and what is their number.

3. For 10 merla approx 1.5Lac Including CVT, stamp and Commission no Advanced income Tax involved if as per DC rate total value less than 3 Million.

4. I never Bought 5 merla but sure stamp is due even on 1 merla CVT I think not
5. Most important, Compertaive analysis should be done for example by same developers certain things are in lime light other are not, Find the Products with less speculation find their price now Compare it with existing Plots, To me a File with no date of Ballot should be 550% cheaper than ready Plot where there is no Population yet [ include expected Dev Charges], recently Balloted Phase where map is available should be at least 25% Cheaper than ready Plot where there is no Population.
If you compre DHA 7 and IVY green same Location Good location ready Plot is 70 to 72 then, Good Location ready Plot in Ivy green should be 50 to 55 with development Charges.
DHA phase 5 M Block Good Location as compared to DHA 9 is 100 then average Plot in Phase 9 where still Ballot is announced should be 75 to 80 Including development charges.
Point is there should be room to grow.
My view other may disagree

Jameel, your analysis is very close to facts, it will be more good to have comparison of phase 9 town developed ready for possession plots vs ivy green and phase 9 prism . Phase 9 town which will be part of prism is leading the race of development and possession by 2 to 3 years.

5. There is no price history of any plot of file that is there out in the market. How do we know that we are not buying land at inflated price? Without know the price history it is difficult to determine the real value of land.

I agree with you, Mr. CMY and Jameel sb are not commenting any more on 9 Town at the moment, I have seen lot of questions been asked about 9 Town from CMY but no replies. I think he don't want to play all cards in one go as he is aware that 9 Town is still the BEST and in coming next 2 to 3 weeks time 9 Town will be on its peak price wise and the Possession also if God willingly by the end of JUNE 2015. So brothers be ready for the Big Show.....:)

For 2,3 years Phase 7, Upper Cutting S, R, P, Q block [away from Village] , Z Block Upper Cutting
These all will be merged to phase 6 rates soon after each Block gets about 20,30 Houses for Construction.
I think you are in touch with this forum for long time, where the people will make home next 7 years in DHA? It is phase 7.
Other option have speculation factors, they may perform better but we cant discuss it unless we reach 2018.
