Dear CMY,

I want to confirm very important details about my transaction.

First of all, how one can check if someone is selling ballot ready commercial file?

Secondly, what if i purchase a commercial file before the ballot on monday, will this prevent the file to be considered for ballot or i may loose the chance to get it balloted ? Kindly advice..

If NDC is applied and its cleared you are ballot ready. All files that have allocation letters issued before April 3oth 2015 will be in ballot regardless when they are transferred or who's name is on allocation letters. Even on last day of transfer same allocation number will just have a now owner name assigned to that number. Allocation letter number is matched with plots numbers.

Make sure the allocation file you are buying was not made from affidavit file transfer AFTER April 30th 2015. A best and easiest tip is that 1st allocation will be light green in background. But allocation to allocation transferred document is of white plain color. If you have a green back ground color allocation letter after April 30 2015 this allocation wont make into ballot.

This info is not going to given to you by any other property dealer :) Because they only care for their commission and dont pay attention to these small details.

What i understood from your message is as following:

1- I shouldnt go for file allocated after 30th April
2- NDC applied and cleared
3- Background color of allocation file should be white plain color

Yes allocation you are buying should be with white back ground this will be proof its an old allotted allocation

If Green background and issued before April 30th. You can still buy it.

If NDC is not filed or cleared pay urgent fee and have transfer asap before ballot. In no case let is go past the ballot. Amount difference will be huge and deal will go into trouble unless you have paid big amount in Baina for transfer after ballot. Dont take risk Pay Rs 22000 as urgent fee and get it done before ballot.

In last, do you think even bad location of 8 or 4 marla commercial will still stay above the pre ballot price ;-) i know it is tough to answer....

Afterall, one has to makeup his own mind and make decision and i will not hold you accountable.

Overseas Pakistani (PRO) DHA9 8-Marla commercial file is at 348 lacs today have gained whopping 72 lacs from its two month low price at 272 lacs.

All this 72 lacs is gained when all other major residential and commercial plots files in DHA gained ZERO rupees. DHA 6 gained nothing in last two months DHA 7 gained nothing DHA 8 gained nothing DHA 7 gained nothing DHA 7 commercials gained nothing DHA Gujranwala gained nothing Even DHA Multan almost gained nothing.

This huge gain in DHA9 commercial should be indication enough to imagine how hot it is going to be after it is a visible plot on a 150 feet 3 kilometer main boulevard.

In next few weeks and months Ivy Green DHA7 DHA6 and DHA8 will still stay in back ground. DHA 9 will be still in news for Lahore Ring Road construction southern loop. Awarding of new contracts in DHA9 Prism. Starting of development in DHA9. Possession of plots in DHA9 Town will help prices stay firm or rise slowly from here. With plots visible on a map and lowest prices of plots than all other DHA phases new money will only flow into it. Even DHA6 or DHA8 money will be moving into DHA9 in coming days.


No one should expect DHA9 commercials to double in 12 months. They might but give it 5 years time :). All residential plot buyers should also keep in mind prices just cant keep goiung up and up. There will be budgets ahead. There will be political developments ahead. There will be arrests of real estate tycoons that can also affect DHA Lahore prices too at least for short times.


Please make investments for keeping in mind you will be investing in DHA Lahore phase 9 for minimum next 5 years. Dont pay attention to short term ups and down. Buy it and forget it for next 5 years.

I am looking for your kind reply and possible help. I am living in Riyadh, KSA>

I have paid token on April 06, 2015 to one of dealer in DHA market for 5 marla DHA phase 9 affidavit but till that date he has been giving me excuses and saying that DHA is delaying it, so you have to wait till whenever they issue File. (I have documentary prove of token)

They have wasted our time and opportunity cost to hold 2100,000 in my bank account from a month n half.

I wanted to know what are my options to solve this matter.
