@ Saima, when Investor interest is diverted to Phase 9, It is excellent time to buy a possession plot in Phase 7 to make home, I would Prefer You go Budget wise
For 110 to 120 try in R and S Block and W there are about 5 Houses for Constuction. And in N Block Lower Cutting which is parallel to R Block there are about 60 Houses On the left hand there are also about 60 Houses in Adacent phase 6 Block, there is no reason that R Block will not be 160 in One or 2 years

For 100 Go to Q [away from Village] T near Main Bluvard, with possession Z Upper Cutting On Ground But no Possession.

For 90 Try Q Block average Plot, U and T upper Cuttings with Possession

For 80 Try X, Y,T U Non possesion but on Ground Plots 1st few lines of new cuttings You will still be 1 KM away from BRB, This also good for ib=nvestment even if you domnt want home.
[Though people are asking a bit more but at this time good Bargain is possible
I am sure there re only 50,60 Plots In low price the moment once they are sold next asking will be 10 Lac more for each Category.

That is Good too, But will not go for that, it is a Cluster, Not on Prime Locations, the other Kanal plots are in 80,82 there, So In my Formula till Kanal are available at that Location in 80, 2 Kanal should be 135 OR Bit more, but in fact they are not.
In DHA 2 Kanal Plots are usually more than twice of Kanal due to their prime Locations, But DHA phase 7 X and U Blocks don’t Fulfill that Criteria, same is True with DHA Phase 8 Min Boulevard Plots which are facing Backs to Broadway. I am sure the 2 Kanal File Holders would be very much disappointed to see these locations.
If all my relatives have 2 Kanal Houses or my dream is to make two Kanal house only then I will definitely go for that otherwise not. I would not confuse myself in so many Choices so that decision would be difficult.

Habib sb, what about 1-Kanal plot on 14th Avenue Y-block of Phase-7? Dont u think main boulevard plot would be available at good bargain price?

@Saima - All of Habib sb's points are valid. Although, I would humbly disagree with the point on 2 kanal plots being a "cluster". 2 kanal plots are usually a cluster no matter what part of DHA you look at. In fact, most purchasers of 2 kanal plots would always want to buy in the 2 kanal vicinity and not where you are facing one kanal or 10 marla plot. While I do agree with Habib sb's point on "not an ideal location" for U block plots, I think (and you can visit on ground and see for yourself) that the X block 2 kanal plots are on a reasonable location. Direct approach from Golf course 150 ft road and about 2 minutes drive from the Golf course.

Furthermore, this is also evidenced by the fact that while 1 kanal plot is available for 80-85 lacs, the 2 kanal plots are in excess of 185 lacs so you can see that like the rest of the DHA, even in phase 7, the price of 2 kanal is more than double!

Finally, I do agree with Habib saab's point that you should consider 2 kanal if you may also want to consider building your home, otherwise no point putting all "investment" in one place. I do not yet have a plot in phase, however, for me, I am looking for a plot where I could construct a dream home in next 5 years YET at the same time, if I wish to sell it, it gives me a good gain. In my opinion, 2 kanal plot will go up with the same factor as 1 kanal plot (maybe even more given there are VERY few 2 kanal plot in Phase 7). So if one kanal goes up from 80 to 120 lacs (i.e. a percentage increase of 50%), a 2 kanal plot is bound to be around 285 lacs to 300 lacs.

I want to know wether the Block "N" falls in PH7 or PH6, is DHA going to make walls around these blocks of PH6 & PH7 like PH8, security wise which is so good. Also Is there a security threat due to existence or penetration of Village Pungali.

@ Phase 7 Yes But of Course you have to Consider not in 80 Lc as 10 merla at the same place are not less than 72, You may get at 100 a Guess, And also If you see old map it is just a boundart of New and Old Ciutting about 1.2 KM away from BRB not a bad location.

@ Sheru, this Low cost Kanal Plots is a Temporary phenomenon, soon Both Kanal and 2 Kanal will gain, Iwa s Just Doing a Comperative analysis, another logivc is Kanal Plots are in Abundance but 2 Kanal have Limited supply.

@ jmn N Block is Phase 6, i am not aware of Any boundary wall plan arround Phase 6 or Phase 6,7. Even Pengali village exit is Open on Mutiple Location. Dont Underestimate Pungali Village this village is Like a Town, have historical value, Many people are well educated and Politically influential, even still there is No Boundary arround the village.
