400 rate in dha , 375 in abdalian, 350 in pcsir , 340 in wapda . May be eme not worthable for living now. Plots ranges 150 , construction 150 .

I am sorry you won't be able to get back construction cost fully . plots are easily sellable . built house is not that easy . if I am paying full plot price and full construction cost then why I should not build a new house as per my own needs and design.

because time is money , seller should get genuine profit on hard work he did which is 20 lac for kanal , above it not good but many builders do ask more beside they already compromised on material.

If i put myself in show of a buyer who has 3 crores in pocket then i would prefer to build my own house at location of my choice. Many people prefer it as then they build the house the way they want to. This results in less buyers for built houses and they sell at lower prices. This is personal experience. I lived in A block EME and the owner initiated selling his house back in November for 3 crores. I have not shifted and till 30th April he did not find any buyer. It was very good house with 7 bedrooms with 4 car porch.

Ahmad bahi i can see you are very active on this forum .. and im replying you in this tread only because I took your advise regarding investment within canal garden society.

In regards to the 4 marla cost ...
You have to explain us your plot location as prices varies in behria, dha , eme etc.

Normal prices of gray structure is Rs 900 per SQ (with Material) Foot near multan road societies. Also it depends upon societie laws, how much covered area is permissible by the society and how far violation is acceptable.
Withoout material it will cost you rs 280 Labour per sq feet for gray structure including electric , pluming and tile fixing and any one who supervise this project will take management fee to guide for material buying as per specified quality and he will charge you 10% of the construction cost .
This is where you can save cost by becoming supervisor of your own property but persanlly I would recommend if some one have no experience then he must not lose money to become experienced person as it is very difficult to handle this low class labour, insure material quality e.g difference if sands between ravi and chanab, cruch (bajri) between marlgala and sargoda, bricks of a and B quality , branded and non branded steel and difference is double.
