Respected CMY Sir,

As against general perceptions and assessment, phase-9 files have lost ground during this week so far, now this has badly affected the small investors of 5 and 10 marlas as a number of them have sold the files at throw away prices and those who have not disposed off files are fearing badly located plots in ballots, favortism and injustice by DHA in balloting is also an issue . My question is that keeping in view the above factors, is there any hope left for them in post ballot scenario. Would the prices predicted by you earlier less development charges of 5, 10 1K plots expected to prevail after ballots. Pl give your rational analysis based on your experience.

dear you are right, no one could predict this worst of phase 9, my personal assessment is this was done by DHA purposly to keep other phases alive like phase 7 and 8, this seems to be starting price of phase 9 after balloting and then market of phase 9 will go on snooz for few years again till it is fully developed, it was most delayed project of dha, remember people who bought phase 9 file at 47 lacs in 2005/6 and then it hit its bottom of 13 lacs, it was big disappointment for civilian investors, but there is no other genuine scheme in pakistan , so no other good choice for us who wants to invest in real estate.

While investing anywhere one should keep in mind profit & loss both are the possibilities. Real estate investment is basically long term investment, it must not be evaluated in weeks/months. All those people who bought the phase-9 files & did not sell it uptil now, they should show patience and wait for the ballot result. May be they get good location plots

Sq I always suggested that people should not enter in real estate for short term investment,
My own observation is the business cycles give you chance to buy at right price and to sell at right price if you have patience.
In my stay in UAE I saw Gold at 110 then 27 Dhs then 220 Dhs and Now 140 Dhs per gram, what I did When in News it came Gold at 20 years Low I Bought some @ 32
I am sure you are not investor in oil market but just track it i am sure in 2 years it will again touch 120 [today 60]
so few Lacs fluctuations is nothing neither it is possible it will Continue gaining one lac every week, When it happen it means market is unstable or some manipulation is being done. see Today the worst Location 5 Merla plots in DHA 5 are 70 to 80 Lac
