Dha 9 Town 5 Marla plots,

Dear Jameel sahib

Kindly share your thoughts about 9 town 5 Marla plots in coming next 2 to 3 months. Do you think it's a good idea to hold plots for more appreciation or sell them before a week time of possession. I have 3 plots of 5 Marla in B block , back of main. Thanks.

If you can Hold next 3 years when there will be good population then Hold, you should gain about 60%. If you don't want to Hold then sell it before Possession. Selling 2,3 months after Possession is Not good idea as many sellers will hit market. Then you may have to wait at least 12 months when you will get price of Today.

At the same time now you will have to wait for DHA 9 Ballot as after 2 days map is Coming. If 5 Merla are bad Located then your plot will hold its price even will gain a bit otherwise it will drop. The history and Logic of 5X gain in DHA town was people thought that phase 9 Ballot may be delayed many years more, But now it is not the case.
This is because unfortunately or fortunately a big proportion of Property holders are investors. in short term DHA Town will not post any gains
These are all estimates Only Allah Knows every thing.

Based upon your expertise, I am keen to buy 1 kanal pair in DHA prism reasonably good location for house construction after 6 years.How much will it cost me and when is the right time to get at the lowest possible price. Please need detail insight

What is the best time to buy DHA Multan file i.e. right now or shall we wait for Ramazan or national budget announcement in the hope that it's price will come down a little. Thanks.

Dear Ahsan Sahib, pair will be very difficult to find, But best time to buy will be about 6 Months after ballot. But keep a target price in your mind and pick when it reaches there, I myself is cautions buyer I will jump only if good locations will be below 80 with development charges.
Dear HHH, I think it is reasonable time but again keep 6,7 years in mind. In Mulatn speculation component is expected to remain low so steady gain should be there.

My approx budget is 150 lac for a pair and secondly do u think it will be ready for construction in six years?

Jameel saab I am also thinking in this way as you were.I think within 6 to 10 months picture will be very much clear as more investor will be out from phase 9 and real client will be in market and there will be many plots in market and prices will go down below equilibrium. I am also waiting for that phase if it will come,I myself will definitely enter into it at that stage and if it will not happen then I will go for riwand site society where ground realities are alive.
