What are the major concerns for buying Newly Constructed Home?,

Since many people do not have time to build a house and wait for almost 1 year to get settle. People find it easy to buy already constructed homes.

BUT what are the main objectives to be see in builder's home and how we can be safe from dodge from thief builders?

Bricks? Rod Iron? Electrification? Cement?

If anyone have any experience of this subject Please share your views. It will be helpful for everybody. Thanks

If you go for Built House I would prefer to Buy a house which was Built at least 2 years back, Slightly used is better. The Logic is slightly used house is 25% Cheaper than Brand new, Second thing is if it has bad quality every thing opens up in that period, seepage, Poor quality plaster cement etc,
A brand new House no matter how good you are cant judge only professional can tell you about Composition of Motor But about sarya, Plumbing seepage nothing can be judged.
Better get owner built house than thekedar, few signs of personal Construction are
1, Higher level
2, Higher Roofs
3, More Covered area
4, Stairs going on roof.
5, Roof Boundary walls at least 3 feet
5, copper wiring

Thekedar built Houses are easily recognized by less covered area "Spacious" Parking and beautiful elevation.

buy owner built homes , ask in neighborhood about that home.take any experience person who can check plaster , woodwork , ventilation ,light bla bla . else u cant see weather rcc lanter or rb . first class bricks or not bla bla and for ur info builders do not use these material only original owners do as cmy used rcc lainter in his home and even in good amount to make it solid so does i . be careful everything shining is not gold .

always go for solid , reliable , durable things . as jameel told u but did not agree 2 years old homes are 2% cheaper as cut in cost apply after 4 or 5 years with 1 percent deduction of total amount wuth every year but 4 or 5 years old .

Considering jameel sb advice , if an owner build home of kanal in 125 structure cost on 25 lac plot . After two years his plot is 30 but construction rate becomes 90 . He shd sell in 120 . I think this advice is null and void.

Usually construction cost increase with time , if some one constructed in 125 after two years he need 150 at least for same level construction , max u can take is 5 lac disscount . 145 plus 30 plot price . 175 Will be real cost of that home . Owner hardwork and profit is not included in above examples

Let me share with you all my survey.
I am looking for a house in Bahria Town and most of them are just paper homes. They were best in look from outside but inner was telling all different story. Seepage was there even before living and when i touched a broken side of corner cement was falling like salt. Cupboards were made of lasani sheets and just an average range of bath fittings and tiles. They were demanding 160 -170 Lacs for 10 Marla New house.

Is their any company or service which can inspect a house for me? Is it worth for buying or that constructor is telling is truth or lies? etcc....

Going through the above discussion, i would like to introduce a person who builds houses but with very good quality you can check his work, he will tell you his two arleady built houses and sold. the people living in there can tell you the quality of work and items installed.

We can Inspect houses for your help.

Also we are group of Engineers providing Design & Construction services.
My advise is not to purchase already build home. Its better to wait 6 month and construct your home .This will also cost you less.
Also involve good Engr. with you. He will definetly complete your house in six months or it can e completed in less time while working in two shifts.

Well I don't agree that 9 town prices will come down as after possession development work will start and you will inshallah see rapid construction in short time. I know lot of builders who are just waiting for possession. On the other side of hesitant road in ph 6 D block plots are already in price range of 75 to 80 lacs for 5 Marla. So hopefully after possession 5 Marla plot in 9 town you are looking 65 lacs for sure.

People who are comparing developed 9 town plots with ph 9 prism undeveloped plots, doesn't make any sense. This is totally wrong comparison . Yes we can compare Ivy greens with Prism and can say prism will be far better than ivy greens. No offence to ivy greens but I think it's Dha who has mixed up two things in short go....
