I guess the property prices in Phase 9 will be under immense pressure after the ballot and I see a 20% reduction/correction in prices because it is simple economics. After the ballot many investors will not like to pay the installments of development charges and would like to sell their plots. As the number of such sellers will increase the price will automatically come down.
Another big factor in the 20% correction of price is Phase 7. An average on ground plot is available at 85 lakhs (ready for possession) and 10 marlas at around 55 lakhs. So there is no point buying a one kanal plot on Phase 9 at 85.
I predict the prices of average plots after 3 months of Phase 9 ballot are:
1 Kanals 70-73 (including development charges)
10 Marla 38-42 (including development charges)
5 Marla 25-26 (including development charges)

Dear Haris,

prices gets work phase by phase, depend on location and features etc. like DHA phase 6, 5 Marla peak rate is more than 90-110 lacs which is not even in the other phases. About prism, there are quite cool features, location and its size which you cannot see in any other DHA phase so far, all make this phase special.
one prediction can be like immediate after ballot prices will not be according to prediction, reason diari baz will quit in first six months time then price will get stable and will be gradually increasing. Rest Allah Knows better.

your analysis looks valid and logical, we can not compare the current prices of phase 7 with phase 9.., phase 9 will take 5 plus years to get developed,

all these factors will keep prices low,

55 lack 10 marla in Phase 7?That cannot be true....I donot see a single 10 marla plot in good societies that are so cheap. In SL1 minimum is 60 .People are dumb enough to make home in SL1 but ignoring dirt cheap in Phase 7....

If Phase 9 comes down, the whole market will be pulled along. It is a huge Phase and carries a lot of weight. Other Phases can not stay unaffected.

DHA Lahore Phase 7 Plots 10 Marla 48 To 60 Lacs (these are the figures taken from Lahore Real Estate.

We will be very lucky if Phase 9 is developed in 7 to 10 years. Look at the Phase 8. It wont be giving possession for another 3 to 5 years. There are huge holes in Phase 9 which will take years to fill + villages/litigation etc.

So in the next 2 years the prices of Phase 9 will be stable and if not go down.
I am not being a pessimist, just being realistic (baki Allah knows best).
Furthermore the large investors who move the market will be more interested in DHA Multan and Gujranwala.

These may be figures but ground reality is that there is no 10 marla plot worth less than 60 in good society that competes DHA. Even in Paragon you dont get plot in less than 60

Agreed with Haris for several reasons but wouldn't comment as market settles for itself. My general suggestion is to please visit the area in detail before investing.
