DHA Prism 9...Post ballot views,

The overall master plan of DHA 9 Prism did not do justice at all to 5 & 10 Marla file holders. These were treated as step children. 9 Prism surrounded by many big size villages as well as center to many villages. It seems DHA didn't succeed in acquiring any of the villages over all these years of wait and even societies on edges like State Life 1 & 2 still stand out. It is clear that whole of Phase 9 is dinga-winga laid out. A lot of villages, graveyards, uneven edges etc..

They did try to add some attractions like DHA shopping mall and theme park, but won't make a big difference. Apartments site is very odd and isolated which will least attract any prospective buyer. Theme park is located at another odd Access location from other blocks.

DHA 6 to date remains the Center of present and future DHA with best possible roads, Avenues, broadways and a square form of the phase. DHA already has already floated bid invites for entertainment and shopping Malls at Wateen Chowk Phase 5 and Phase 6 locations. With all future roads I.e. LRR, GT-Ferozpur road, widening of Bedian and Barki roads etc it is all plus and centric to Phase 6 and Phase 7.

Market prediction onwards:

1) Phase 6 will rise steadily and become most expensive phase of DHA in years to come.

2) Phase 7 & Phase 5 M block have huge gain potential and will be next ideal house building localities within a year.

3) DHA 9 town and State Life 1 will see gains and high preference from 5 Marla house builders.

4) State life 2 is going to be merged with Prism.

5) DHA phase 8 has gained a lot pre-possession and won't gain much in next 1 year.

Specifically 5 Marla plots will loose value now, and so will 1 kanal. Only price of some 10 Marla locations will hold their value. For short to mid term gains an investor has a lot of variety (phase 7, phase 5 M block, phase 9 town) and for genuine home builders price effective and possession ready plots in phase 6 N, phase 7, 9 town, and upcoming blocks of phase 7.

Bro as far as 5 Marla plots are concerned Dha 9 Town is a Big Big Winner. Best 5 Marla location and ready to build house in next few weeks. Prices will start appreciating very soon and the Builders will give further push to price hike.

Phase 9 prism still a long way to go.......2020.....
