I Just called some dealers in DHA, there is quite critical reception of DHA Map, Insiders also told that some unacquired areas are also shown on map. And some pockets are lying on important roads parks etc.
At this this Point an estimated price of an average location Kanal plot is 75 with development charges.
However the true picture will be clear in few days.
I will recommend sellers/ buyers not to make any deal based on this information and watch market direction.
This just to give an estimate that where we are.

dealers are for faint hearted people.

i advise everyone to hold on to their plots atleast till Jan-Feb

where on earth can you get a developed plot of 1 kanal in DHA for 75 lac rps.

Just wait and then enjoy

In third class societies 1 K is touching 80 and 90. It is DHA. 4 lack per marla is peanuts.

agree with u , it looks like balloting has been done in a hurry , they could have acquired some more land , so that map looked presentable , currently 50+ % plots are bad / boundary etc located plots.

DHA was not fully ready to ballot phase 9 this month or next months. They did it quickly to secure themselves from land acquisition by Govt. Some true stories are behind. Even though you can see many lands DHA could not acquire yet cause many irregular pockets inside all Phase 9.
Reading its map, more than 40% of total plots got either worst location or bad locations in each block.
People are in panic and this panic will be increased when all would come to know their locations and will rush to sell starting next months.
So an average location plot would easily fall below 75 Lac including Dev.Ch. Now best location plots may not get price even 90.
People who sold their files before ballot remained The Best.

B 266 Slightly below average due encroachment in front
N 1180 very Bad Location
L 196 Slightly below average location Close to encroachment but One strip away good distance from Nallah

I have also contacted six dealers and their estimate is same as mentioned by Jameel Sahib. They are assessing the market and rates will become more clear on Monday.

In my humble opinion, the dealers or big invetors may create a panic to fetch as much as possible plots to sell to overseas buyers after Ramzan, who will visit the country to celebrate EID. Therefore, the possibility is that big investors will try to buy at cheaper rate and then again try to sell in a short term after Eid ul Fitr or Eid ul Adha.

The market will become quiet after that time and we may witness two quick fluctuations in price. Remember , that Real estate is a game of patience and require strong holding power to reap good profits.

In reality, You are winners and don't throw your asset in DHA which is a very strong brand and it will provide a strong defensive mechanism to sustain its image.
