Actually make me think that how easy is to fool layman like us.

We actually believed what we were told by real estate dealers.

And if some one on this forum tried to warn us. Either his post get blocked or we or dealers say that they missed the train of phase 9.

Anyways most investors moved out at 60+ and now you will see people with plots get stuck up for quite sometime.

Let's hope for best but be ready worst for phase 9 is yet to come.

ab 3 saal baad development charges daal k b 80 ka nahi bikna coz its on boundary :'(

You are partially right However if You Bought at 60 and Found some below average plot, even then you will be gainer after 7 years when it will be ready for possession.
A few days back i posted the rates of DHA 5,6,7 Nine years back almost all tripled in that time. But a Common man's perception regarding growth of 1 Lac every week is just an illusion,

I bought ph 9 file in 2008 @ 18 lacs and now i also got boundary plot after a lot of patience :( I got Q-585

Mr. Jameel - what will be your comments on Q-585 in general??? is it worth to keep it for making house??

Good thing is below the boundary is empty land which DHA might aquire -- who knows but there is also brick unit which i am not sure belong to DHA or some private owner :)

@Aam Admi: I will analyze such as: The losers in this ballot results are only those who invested recently at high price due to a hype created in the investors community by the agents and who got below average plots. but most of the people as also earned a lot from DHA 9 files. I will give my example I buy 1k file@14 in 2009 while sold last year@49 so earned a good money. then two years back I buy 2 5m files@13 each and now I got reasonable plots, so I m not a loser. but at the same time you know in business a thumb rule profit and loss. where there is a profit there is a los as well so please see in this angle as well. so no need of panic as it is routine matter. Although me is also disappointed by the master plan due to so many villages, pockets un cleared due and also a long boundary there were so many people got bad location plots. Now phase 7 will be more beneficiary for 1 k plots while DHA Town will be benefited with small houses community. plz this is just my humble views and you may have better logic in this regards. good luck for all.

Not bad, 1/2 KM from Nallah that factor is OK
near Boundary
It factory, there will be good wall
Though it is Below average but not bad or worse Location.
If you can add something then sell it and go for better location if want home then sell and Buy in DHA 7,
In DHA 9 I think one should keep only if they want to hold 7 years otherwise there will be loss as compared to DHA 7, If You want to Play file game again then switch to DHA Multan. A few days back i posted the rates of DHA 5,6,7 Nine years back almost all tripled in that time so don't worry.

With all due respect we realise the games a bit late.
Those who are ahead of the game are winners being layman we get looted by dealers , developers builders as a matter of fact everyone.

CMY sahab actually informed it's ok to buy at 60+ even.

Aam admi made a mistake and now end up investing and now for 5 years it will be a slumber.

property is not a piece of cake for me siwaye tension k.

WJ if you make home in DHa 9 after it is ready for possession then better switch location, Logic is after 7,8 years you will be scraching your head that If I make home here i spend 2 Cror, the Total Cost including Plot is This Much, what is difference in 380 Lac home and 410 Lac Home if One is great location other Compromised Location. If You switch Now you will pay 7,8 Lac Including transfer may be 10 Lac. At that time may be 30 to 40 Lac or You never know only transfer charges will be 5,6 Lac.
