take on phase 9 map,

Congratulations to phase 9 owners for ballot

However after seeing map i am utterly disappointed just look at number of villages and factories in surrounding ........the main roads are just 150 feet wide which considering this biggest phase of dha are insufficient ....to prove the point just go to phase 5 u will already fee that 5 years down the road these road will not be enough.Then comes matter of villages in phase 6 and 7 DHA has only few villages very small one to take care of but it still took them good 10 years to solve their issues and still few issues are left. LRR does not mean any thin...there is currently huge area where ring road is passing like near gt road and misri shah ..that does not mean LRR will develop those areas over night in phase 7 development work is going on it was balloted in 2007. so considering size of phase 9 i will be happy even if DHA develops it in 8 10 years .
as far as credibility and keeping promises is concerned well any one who has bought files in DHA know about these two things so i will not say anything about it .
i don't say dha 9 is very bad but i think at current time best located plot should not be more than 60- 70 lacs . May be they will gain in future but currently for any thing more there are other good options in lahore and else where .
Anyone telling phase 9 will be ready in 5 years to live in lying.
Phase9 is away from old lahore old DHA phase1234. new dha phase5678.new lahore bahira town dha rahbar wapda town etc.
it is close to qasoor only at present ..yes Lahore will grow but it wil take another 15 20 years.

I hope every one gets good return on their investment.I will be buyer in phase9 for good location plot in 55 65 lac price range curently

A very dumb review indeed. Phase 9 is close to Qasur ????...
and wapda town and bahria are close to Multan?
Best location is between 60-70? Funny.

PTS's phenomenon in real estate also, anyone who says anything against phase 9 is immediately bashed without much reason and logic.

Sir i can be wrong .We will see when LRE will update actual prices on which buying selling occurs...kindly see map to know distance of lahore from multan and qasoor.don't take things personally.i hope and pray that u get 2 corore for ur plot in phase 9

Info ...saying phase 9 is near to Qasur is rationale? That is the most dumb comment i have ever seen......Phase 8 Z block is then in india? You are just taking side with anyone who can speak against phase 9. Your partiality is also very much clear.

I would say Phase 9 is closest to airport then any of these societies you mentioned. People measure distance from airport not from wapda town...

location wise ziadti kar gaye ho ap , its location is gud
close to phase 5 , LRR , ferozpur road and bedian road.
its just 10-15 mins drive away from LGH , airport etc
baki rate pe comment kuch arsay baad he kia ja sakta hay , but rates everywhere in lahore are ficticious & exxagerrated

And the denial continues even after the map is out and the dream is busted. Even I have three plots in phase 9 but hardly reluctant to admit that it is VERY average phase with long term good returns and yes the fact that it is close to phase 5 is an exaggeration. As it is phase 5 M block is disconnected with the rest of phase 5 and most of phase 9 (except block) is much further!

But the issue is not even the location (that should have been known to everyone) - the issue is 4 villages, several absurd pockets, too many other (lower end) societies bordering phase 9, several farm houses, ganda nalla (adjoining several blocks of phase 9), too many graveyards and overall poor planning (zig zag phase).

The 300 kanal golf course is a joke when compared to 1700 kanals of Golf Raya. It is almost like selling an empty candy wrapping to kids!

But all is not gloomy! Phase 9 will rise and will become a good phase but it will take 9/10 years. When you compare phase 9 location to phase 8 (facing airport and almost part of Cantt), phase 6 (beautifully planned, adjoining phase 8) and even phase 7 (much much better planning compared to phase 9), it seems an average phase. It will be much quicker to get to the airport or Cantt from phase 7 W block compared to Phase 9. Some of phase 9 blocks are very far and disconnected.

A simple litmus test is that of every 5 plots advertised here for location, 3 are disregarded as "bad location". That says something is massively wrong!

I dont bash anything as long as it is based on some fact. Dumb and ridiculous comments will be bashed irrespective of phase 9 or phase 7. Dont misguide people....

@Sheru, i absolutely agree that denial is the hallmark almost in every sphere and this continues with phase 9 as well.

@reza, i intentionally didn't pick up the distance point since i will be accused of more biases then though you narrated the facts.

too many pockets , villages , private lands , factories and kachra societies have spoiled the map of phase-9
and it has made half the plots bad located , but situations will improve in years to come.property is the business of paitenance which most pple dont have.

Absolutely valid point Muzzamil sb. I am not disregarding phase 9's location. It is decent, not extra ordinary. I do also think phase 9 is the future but DISTANT. Also, I believe that the map has been very disappointing.

All said, phase 9 will be much nicer in the next 8 to 10 years when development work is a lot more visible and pockets are cleared. Its just that many hoped that land issues would be 90% resolved before ballot which was the justification for the late ballot.
