It's amazing to see that most Retail investors (those owning less than 3 plots) in DHA Lahore make absolutely no effort in understanding the dynamics of DHA market and where each and every phase is located and regarding the historical trends of development work by DHA. It just seems Pakistanis have too much money but do not want to educate themselves before putting their money at risk. They just want some broker or friend can provide them all guidance before making their investment decision.
Multiple members on this forum kept asking the admin about the ballot results and maps of phase 9 even days after ballot when they never bothered to check DHA website where ballot results and full high resolution detailed map was posted on the same day as ballot.
People appear so sure that they will be able to start their house construction in 3-4 years time after ballot. Then they assume that somehow phase 9 prism is some special phase of DHA and DHA will give it some special attention. I feel sorry for such innocent fellows. We are just a very optimistic nation who thinks the next thing will be THE THING, whether it be DHA or politicians or our sportsmen.
Then some fellows are saying this Phase 9 prism will be a gated community. I will like to point out that all phases of DHA are supposed to be walled. Please pick up DHA ballot package of phase 6 from and DHA says they will make a boundary wall. And eventually most DHA phases end up having a boundary wall. Plot owners on boundaries when they make their houses end up making a boundary for DHA. DHA only boundary walls grave yards and villages and other non-DHA settlements.
Then their is this hope and expectation that somehow the villages located will all disappear after some years. The villages located in Phase 9 are not going anywhere for at least 20 years. All those villages can be accessed via service roads from ferozepur road, hudiara drain road or Kamahan road.
Then the owners of 5 marls plot start expecting good locations for their plots. Think of a developer who plans a society with 90% 1 kanal plots. Where do you think he will plot 5 marla cuttings? 5 marla cuttings in a 1 kanal dominated town plan are most used to fill up odd-shaped land holdings and mostly located in the worse locations where putting 1 kanal would not look good. Another reason for small time buyers to wait for ballot and then choose location. Ballots are for risky investors who have multiple files where things on average tend to balance out; Some good some bad.

DHA is very slow developer, and DHA poor town planner, can't compete bahria town, People buy property due to investment is save in DHA, no other facility. |

Very well said Ahmed. It is our responsibility to education people so that some cunning brokers don't manipulate them to get un due benefit. In the last 2 days, I have posted few times and advised all the investors having bad or worst locations to be PATIENT. This is the only way to turn their bad investment into reasonable investment given that they give it some time ... Patience holds the key.... |
