Complete Dha Phase 9 Prism list as of now.

Please add 7 lack development charges for actual price.
Some people find a price a difference of 1 to 3 lack.
Major factor are sudden town many file in market.
Sector J price directly link to LRR construction.
Sector R price directly link to DHA development priority.

Please keep in mind some factors File Price cannot be go more than 45 lack that is dha town plot price minimum and town file price 35.

Even best of the best location in Phase 9 prism price should not go beyond 35 lack excluding dev charges.

Advantage
1) on Good Size road.
2) Very easy to go to 150' road.
Disadvantage
Near to Village (sharpe edge)
Current price 43.
After 1 to 2 month 45.
If boundary wall made around village and no exit from your side then very good plot give you very good return.

The file of Phase 9 see many up and downs. In Jan 2015 the file price was 36.
If you buy now you will get 43 lack price. If you sell after 1 to month you will get 45.If you sell after 6 month it will be 50.
If LRR construction start it will jump to 55.
When LRR complete the whole area it will automatically add 5 lack in you plot price.
If from Sector A dha starts development it will add 5 more lack instantly in your plot.
If construction reach your sector 5 lack more added.
If they clear you plot land it will add 10 lack more.
If your sector is fully develop 10 lack more.
In this way after 5 year it will cross 1 crore.

Sellers not welling to sell on this price and buyers not willing to buy on more price because they have thousand of other plot options available.As per CMY advice these seller must wait 3 months when selling flow finish and new buyers left with less option then these plots instantly gain price to 21.

I am surprised why people are getting hyper. Can price estimates of anybody effect the DHA market? Come on yar, its an open forum, everybody has right to express what they think about mkt.

I will say that the price will be determined by demand ratio only. we are not in a position to assume which price will be but this will be done only once selling/buying begins. the above analysis not seems to be correct. so on the above hypothesis don't give any attention and no need to take stress. There is no formula for such business and the above calculations are not appreciated at all. regards
