Question for LRE team and Thank you,

Dear LRE team,

First thank you for responding to me. I am most grateful. Given I am new to the property market. Can you clarify what does an average location means compared to a good, bad and worst location.

Second I also want to know how much of a price differential there will be between an average and good location and average vs bad location. How hard is sell an average location plot?

Good Location 125 to 130%
Bad Location 80 to 90%
worst Location 70%

Features
Good Location Good Block No Bad featurea and usually wide road corner each adds 10% better access

Bad Locations 80 to 90%
Facing Mosque
Facing and near School
Facing amenities
Facing Commercial
Facting water Tank
Facing sector Shops
Near Village but not facing few lines away
Boundary with Private scheme

Worst
On Nallah
near or Facing graveyad
At the exit of Village
At Village Boundary,
Facing village
Triagular Plot

Avergae
all other with no bad fetures

Please note that Blocks are also rated different, Say in R Block averge Plot is 125 then it 110 in S and 100 in Q all with no bad features [ In Phase 7 Kanal]

WORST location are facing graveyards or Nala facing and next 10 plots from facing Nala.

BAD location are commercial facing, overhead tank facing, school facing, at boundary (if village is back, Highway (Lahore ring road) and sometime facing mosques plots ( For me ok but buyers don't buy here due to parking issues)

GOOD locations are plots without above of two locations, No odd sizes, Centrally located blocks and centrally located within block
itself.

if plot on boundary and at the back is beautiful landscaped private resort then how you rate this?

About LRR, how is that bad feature. If it is near that not on it but lets say 4 or 5 plots after is that bad thing?

Now lets take Prism for example so H prices will be 20% lower than lets say P or Q block

Finally so if the good location plots appreciate so do the bad location by similar amounts give or take or their appreciation is very limited?

@visitor: If ravine or creek on the back, it is very very good.
But, do we expect a ravine/creeks. Probably not in Punjab. We need to go to either Swat, Kaghan, Naraan for that.

Just adding what would be the impact if a plot is on boundary of Factory say DHA Phase 9, N Block showing few cutting of plots near to boundary?

Would these plots be called as worst, bad or average?

I would appreciate your expert opinion on L-164, One Kanal Phase-9.
Is it Triangle, less than 1-kanal or more in size and how difficult would be to have good home design on such plot?

Please try to understand and correct your record. Commercial facing is under average or good category.
