5 marla blocks in prism phase 9,

In the recent trends R block in going up front and k and j behind.So first about R block,R block is way back.it has patches in it.the only good access to it is bedian road.How it is good when compare to J and K when they have much better access to ring road and ferozpur road.Why theme park is important,other phases also have parks.DHA appartments are not important thing bcz due to height that give privacy issues and area around it is exclusuvely under their control.The only good thing is that it may get development first.The D block of dha town is the least priced block of 9 town.R block is way behind it,so again how it is good.I think a part of K and Portion of J near to interchange are much better in comparison.When LRR is giving better price in other societies then why not here,i think approach is mostly first priority and it is there for j and k.The only negative is its across LRR but again that portion is indepent 5 marla block and dha 9 town was exclusive 5 plot venture and it did well.K is good and it has no issue of being separate of main phase 9.Its my personal opinion when i look at map when many clour maps r abailable now.Any 1 can give their point of view.Its open for discussion.

Dear Dr Ghafeer majority is lot smarter than you in property matters so they are willing to pay more in R block. May be you should also sell your K plot to buy in R block. Will give you some peace of mind.

The opinion posted by Mr. Dr. Ghafeer appears to be logical and reason based. I completely agree with him. I am sure you will see changes in opinion of people about Block J & K.

I think j will be most demandind in future espasially upper of j block due easy access both from ferzepur road and ring road an already ashina road is there. Access is most important as u have to daily use for in and out.other side of ring road does not matter it just looked other side on sattlite viewotherwise j block is within prism 9.si i thinkjwill win the race.

Dr Saaab ppl are libing in their dream paradise, wherein usually they dont use their upper portion and only relies on market trend and flow.

Your observation is very accurate and with time things will be reversed
Phase 7 Z2 block having access from badian road, no one is interested to buy whereas R Block with same badian road access even is hot, its funny but this is what it is.

Mark my words, there will be a boom boom for Phase 9 till Eid ul Azha. Bubble will burst once overseas will invest and leave back @ work.

By the time i am sure, all bianas and buyings by real investors and dealers will be cleared with goood returns.

Ppl thought before ballot that may be only ballot is being held in DHA lahore put location of plots will be announced somewhat in paris, alas then story got twisted ballot happened and phase 9 was declared the worst phase of life

In next episode again phase 9 is in the game, but for how long, may be by the time dealers earn something out of it.

In my opinion phase 9 was targetted by unexperienced investors with hell of dreams. Now another series of unexperienced investors are getting into fools paradise and the previous ones are leaving benifiting only deals mafia.

Same ppl same forum will be regretting phase 9 after 3 months in muharram when there would be a correction.

Its rubbish paying 85 lac for the prime plot without development charges, whose possssion would be after 10 years. Isnt it lol, yes it is

My fear is, as if prices shooted up with the same pace in Phase 9, it will definitely cross prices of phase 1,2,3,4,5 in 1.5 years time (kamal hee sooch hai phase 9 investors kee)

Aaaab i am sure someone would definitely write below that i have interest in some other phase so i am negatting phase 9, ooh please be noted i dont hold any investment in any phase, but view forums being financial analyst. I considered it an obligation to share facts with ppl here, still right of decision making lies with them.

my dear imran bhai ,i dont buyt a plot for 70 lakh to welcome daewoo customers at my doorsteps...if u wanna welcome them then move to kalma chowk.....a residential society should remain residental not like a heera mandi

I remember when I bought dha 9 files 3 years ago a lot of shahmirs told me not to. They said it won't be balloted till 2025. Then balloting Happened and those Shahmirs said Prism will take everyone down with it. Prices continued rising for good plots. Now the Shahmirs are saying the price increase is temporary and Prism will crash by Eid.

Pappu yaar tang na kar. Prism is to become the most evolved phase of dha Lahore whether you like it or not!

Shahmir DHA town also have same access on Badian road and its price of 5 marla plots is now between 50 to 64 lacs. DHA town is out performing DHA 7 for very long time and well before prism ballot was ever held. A 5 marla plot in DHA town today is worth more than 10 marla in DHA7. 1000s of people that have already purchased their plots in DHA town and even today are willing pay more than 10 marla plot in DHA7 cant be wrong.

New DHA phases like 7 Ivy green prism and Raiwind road housing projects will gain at least 50% in next two years. Close to 200 billions will be pumped in Lahore only by Punjab Govt in next two years on LRR and Orange train line and people like you are looking for some crash to buy some thing. Keep dreaming.

Well this discussion has cleared few things. I am working on 5 marla plots to get 1 in a better location in prism 9 and I am confused bcz J, k and R are present in different dimensions, all have some goods and bads. I just want to get idea why R is hot now and why J and K are not. I am not advocating some block but just want to know what is best. If some1 from LRE and especially CMY can throw final light on this issue as per short term and long term aspects, it will conclude this discussion.
